Majestic View sits in south Meridian between Ten Mile and Linder south of Overland in 83642, and it is an established 1980s–90s neighborhood, recorded 1993–1994 on one plat. At roughly 71 acres it is a mid-sized pocket. Sprinkler water comes off the Boise Project Board of Control's system, not the city main. That matters more than it sounds like it should — surface water carries suspended silt and dissolved mineral, so the sprinklers are effectively misting a thin slurry onto whatever glass they reach.

Nearly every subdivision in Meridian, Majestic View included, waters its yards off pressurized irrigation — untreated surface water off the canal system, piped to the sprinklers on a separate back-lot line. the Boise Project Board of Control supplies it here. The City of Meridian is explicit that this is surface water and not drinkable, and the same property that makes it undrinkable makes it hard on windows: it carries suspended silt from the canal and dissolved calcium and magnesium picked up along the way. A head that clips a pane leaves the silt as a gritty film and the mineral as a bonded ring. Repeat that three times a week from April through October and the ring stops being a deposit and starts etching. Soap moves the silt around and does nothing to the mineral, so we run 100% deionized water instead — stripped of its own minerals, it pulls the deposit into solution and dries leaving nothing behind.
A neighborhood platted in the late eighties or nineties has windows that have now outlived their design life, and {name} is no exception. Seals give up, glazing beads shrink, and the vinyl goes chalky on the sun elevations. None of that stops us cleaning them well; it just means the job is careful rather than quick. We work around failing seals instead of through them, we keep water out of frames that no longer shed it, and we flag the units that have actually failed so you can plan replacements on your schedule rather than in an emergency.
We do not do rope access or high-rise work, we do not repair or replace windows, and we do not re-screen. We cannot remove etching, and we will tell you when that is what you have rather than selling a polish that will not change it. We also will not pressure-wash siding or wash a window we think is unsafe to reach. Reflekt has been operating since April 2025 — a shorter history than some of the companies you will be comparing us to, which is worth knowing when you choose.
Floor plans in Majestic View keep most glass within one or two stories, with the taller panes generally on the rear elevation. Upper glass comes off the ground with carbon-fiber poles and pure water wherever it can. That keeps ladders off soft ground and out of beds, which matters more on a finished lot than people expect — most of the damage a window cleaner does to a property is done by ladder feet, not by anything on the glass. Where a pane needs a ladder, it gets one, set properly. We stop at three stories; above that you want a rope-access specialist.
Exterior window cleaning starts at $199 and is priced by pane count rather than square footage, because panes are what take time. Interior is quoted the same way. Screens are a $50 add-on alongside a window service. Gutters start at $199. House washing is $0.18 a square foot, pressure washing $0.20. Hard water restoration is quoted per affected pane after we test one. No contract, no membership requirement.
Cleaning without changing the cause buys one season. On a Majestic View lot it is almost never every head that is the problem — it is two or three throwing onto glass, and a quarter turn on each does more for the next six months than the cleaning itself. We point them out while we are there. It costs you nothing and it is the single highest-value thing anyone can tell you about Meridian windows.

Pressurized irrigation, nearly every time. Sprinkler water comes off the Boise Project Board of Control's system, not the city main. That is untreated surface water off the canal, so it carries silt and dissolved mineral that city water does not, and any head throwing onto a pane leaves both behind every cycle. The fix is part cleaning and part aim — we will show you which heads are hitting glass, and adjusting them often does more for the next six months than the cleaning does.

Exterior window cleaning starts at $199, priced by pane count rather than square footage, because panes are what take time. Interior is quoted the same way. Screens are a $50 add-on alongside a window service. Hard water stain removal is quoted per affected pane after we test one, since the answer depends on how far the mineral has gone into the glass. No contract.
Hold a wet finger against it. If the haze disappears where it is wet and returns as it dries, it is deposit and it can come off. If it stays visible while wet, the mineral has etched into the silica and cleaning will not remove it — at that point you are choosing between living with it and replacing the pane. We test a single pane before quoting so you are not paying to find out.
Wherever the elevation allows, yes. Carbon-fiber water-fed poles reach most second-story glass from the ground, which keeps ladder feet off landscaping and off the roof. Where a pole will not do a clean job we ladder it properly. We do not do rope-access or high-rise work — above three stories you want a specialist.
