New build, and a multi-family component

The detached homes here are current Sterling production: new vinyl glass, sound seals, tracks with nothing in them yet, and elevations that repeat predictably. The eight multi-family lots are a different service — shared exteriors where an owner or property manager decides rather than a homeowner, and where a whole-building quote prices far better than unit by unit. Worth establishing which you are asking about before any number is useful.

Factory glass and an unsettled site

On a development this new, the first clean is rarely about dirt in the ordinary sense. Factory glass ships with manufacturing residue still on it, and a live build phase layers stucco dust, drywall powder and mortar fines on top — all of which bond harder the longer they bake on, and all of which are gritty enough to scratch glass if anyone takes a dry cloth to them. That first proper clean is usually the most worthwhile one a new-build owner buys.

Factory glass ships dirty, and that is the first job

New glass is not clean glass. Panes arrive with manufacturing residue on them, and a live construction site layers stucco dust, drywall powder and paint overspray on top of that before anyone moves in. Drywall dust is the one to respect: it goes to a thin paste the first time it gets wet, then dries hard. All of it comes off with pure deionized water flooded on before contact — and none of it should meet a dry rag, because construction fines are gritty enough to leave hairlines in glass that is still under warranty.

Pressurized irrigation, and what it means for the clean

Like nearly every Nampa subdivision, this one runs on pressurized irrigation — untreated canal water piped along the lot lines rather than treated culinary supply. That water carries silt along with dissolved calcium and magnesium, so a sprinkler head throwing onto a lower pane does not leave a clean water spot. It leaves a gritty mineral film that is harder to lift than airborne dust and comes back on whatever schedule your timer runs. Honestly, the cheapest fix is usually adjusting the head rather than cleaning more often, and we will say so if that is what we find.

Pricing and the honest version

Windows start at $199 and price by pane count rather than by square footage, which on standard vinyl sliders and casements is a straightforward count. Screens are $50 added to a window service, free annually on any membership, and gutters start at $199. Straight talk: if you are in a single-story plan with reachable glass and you genuinely enjoy doing it, exterior windows are a real DIY option and we will say so. What we are actually selling is the deionized rinse that does not spot, the pole work that keeps ladders off your siding, and not spending a Saturday on it.

Lost River Window Cleaning Questions

Still wondering about something? Call or text us at (208) 453-6760.

The house is brand new. Do the windows need anything yet?

Almost certainly, and sooner than people expect. Manufacturing residue plus build-phase fines is what is on them, not household dirt, and it sets harder over time. It also needs flooding off rather than wiping, which is the part that protects glass still under warranty.

I own one of the multi-family buildings. Can you quote that?

Yes, as a commercial job — quoted by what we are actually cleaning after a walk-through, scheduled around tenant access, one invoice. It prices considerably better than each unit arranging separately.

Do you use soap on the windows?

No — 100% pure deionized water with no soap at all. Soap leaves a residue in tracks and along seams that attracts the next round of dust, which is why soap-cleaned windows look dirty again faster. Deionized water has nothing dissolved in it, so there is nothing left behind to dry into a spot.

What happens if it rains right after you clean?

Our 7-Day Rain Guarantee covers it. Rain on already-clean glass is mostly harmless — what spots a window is the dust the rain lands on. If a storm genuinely undoes the work inside seven days, we come back out.

Do I need to be home for the appointment?

Not for exterior work, as long as we can reach the glass and any gate is unlocked. Interior cleaning obviously needs access. Tell us at booking whether there is a gate code, a dog, or a preferred arrival window and the crew will not be guessing on arrival.

Is there a contract for a membership?

No contract on either the monthly or quarterly membership — cancel whenever. Members get pricing on every visit, the annual screen clean included, and priority on the schedule. It exists because most people want this handled on a rhythm rather than remembering to book it.
