Downwind of the only sugar factory in the valley

Amalgamated Sugar's Nampa plant sits right on Karcher Road, and from October through February it processes about 12,000 tons of beets a day. What comes off it is alkaline lime dust — calcium carbonate — and it does not behave like ordinary road grime. Instead of rinsing off in the next rain, it cements to glass, vinyl frames, panels and siding. If you have ever hosed a window in this corridor and watched it dry to a cloudy white haze, that is the lime plus Nampa's hard well water bonding together. Beet-truck mud on Karcher, Midland and Franklin

The campaign does not just put dust in the air. From harvest through February, thousands of mud-caked beet trucks run wet field mud onto Karcher Road, Midland and Franklin, where it dries to a fine silt and re-suspends every time a truck or a northwest wind moves it. That film lands hardest on lower windows, storefront glass at street level, and the north- and west-facing sides of houses. It is finer and stickier than foothills dust because it is farm silt, not granite grit, so it bonds to glass instead of blowing off. We work bottom to top with pure DI water so the street-level film lifts cleanly instead of getting ground into the glass. Screens catch this silt too — a screen clean is $50 on top of the windows, and members get one free every year.

Solar panels lose real output out here

Solar arrays in the Karcher corridor take the worst of both loads — sugar-plant lime dust and ag field silt — and both are cementing soils, not the loose dust a rainstorm clears. Left alone, that crust cuts real output through the fall and winter, exactly when panels are already fighting short days and the valley inversion. The mistake we see is people scrubbing panels or hitting them with tap water, which either scratches the coating or bakes on more mineral spotting. The houses: tired vinyl, hardboard and manufactured homes

Most of Northwest Nampa is 1990s and 2000s builder stock with first-generation white vinyl windows now 20 to 30 years old — chalking frames and failed insulated-glass seals that fog between the panes. That fog is a broken seal, not dirty glass, and we will tell you straight when a window is fogged so it is not blamed on the cleaning. The siding out here is mostly LP hardboard and T1-11, which swells and delaminates under a pressure washer, so we soft-wash it at $0.18 per square foot instead of blasting it. Northwest Nampa also carries the valley's heaviest share of manufactured and mobile homes, with metal awnings, skirting and small sliders that we clean by hand. Whatever the house, the glass gets pure DI water and the siding gets the gentlest method that actually cleans it.

The stretch that matters: late November into December

Timing beats frequency in this corridor. The clean that pays off most is a post-campaign wash in late November through December — after the onion, beet and silage dust and the worst of the beet-truck mud, and before the December inversion locks a greasy film over the valley floor. The other one to catch is spring: Nampa's pressurized irrigation turns on around mid-April, and that first canal flush is the siltiest water of the year, spotting every window it oversprays.
