What the Water Leaves on Mandalay Ranch Glass

The mineral on Mandalay Ranch glass does not come from the sky. It comes from the Caldwell Municipal Irrigation District, with storage held by Pioneer Irrigation District, which delivers untreated surface water to the sprinklers on a separate line, and it is compounded by Caldwell's groundwater supply, which is hard enough that most households here see scale on fixtures long before they notice it on glass. Every irrigation cycle that reaches a window deposits a little silt and a little dissolved mineral, and every evaporation concentrates what is already there. Over a season it bonds; past that it begins to etch the glass itself. This is why an ordinary wash looks fine on the day and hazy again within weeks — the deposit was never removed, only wetted. Deionized water dissolves it rather than redistributing it.

New Glass Has Its Own Problems

Mandalay Ranch is still filling in, and glass on an active build site carries what a finished neighborhood never sees: concrete and mortar splatter, stucco slurry, drywall compound dust and cut-masonry fines. Those are alkaline and mildly abrasive — the worst combination there is, because wiping them with a soapy cloth grinds them across the pane and leaves fine scratching no later cleaning removes. There is usually label adhesive in the corners too. We soften and lift residue rather than scraping dry glass, and we check for tempered stamps before any blade goes near a pane.

Indian Creek, the Old Grid and the New Edge

Caldwell is one of the few cities in the valley that runs its own irrigation district — the Caldwell Municipal Irrigation District delivers untreated surface water to yards across town, and a lot of the older grid is still on gravity rather than pressure. What reaches the glass is canal water either way. Caldwell is really two cleaning problems wearing one city's name. The old grid around Indian Creek and downtown is pre-war and early-post-war housing: original wood sashes in places, single-pane and storm windows, mature trees dropping sap and tannin, and gravity irrigation running in ditches rather than pressurised pipe. The newer subdivisions on the south and west edges are production builds from the last twenty years with big rear glass packages, tight lots and pressurised sprinklers throwing canal water directly onto the windows. The same company should be able to do both, but not with the same method — one is careful hand work around failing glazing putty, the other is pole work and mineral removal. If It Still Looks Hazy, Check the Screen

A screen is a filter and it has been doing its job all summer. Silt dries in the weave and greys the whole view, so a perfectly clean pane behind a loaded screen still looks dirty. We would rather you added screens to the booking than paid for a window clean and felt it had not worked.

Winter, and What Changes in the Cold Months

Irrigation shuts off in winter, so no new mineral lands — but the low sun angle makes every existing deposit visible, which is why people notice their windows in January having ignored them in July. Exterior cleaning still works in the cold: pure water does not freeze on the pane at the temperatures we will work in, and we simply do not book when it is genuinely too cold. Interior condensation is a separate matter — that is indoor humidity meeting cold glass, and no cleaning changes it.
