What Pressurized Irrigation Leaves on Spurwing Orchard Glass

Nearly every subdivision in Meridian, Spurwing Orchard included, waters its yards off pressurized irrigation — untreated surface water off the canal system, piped to the sprinklers on a separate back-lot line. Settlers Irrigation District supplies it here. The City of Meridian is explicit that this is surface water and not drinkable, and the same property that makes it undrinkable makes it hard on windows: it carries suspended silt from the canal and dissolved calcium and magnesium picked up along the way. A head that clips a pane leaves the silt as a gritty film and the mineral as a bonded ring. Repeat that three times a week from April through October and the ring stops being a deposit and starts etching. Soap moves the silt around and does nothing to the mineral, so we run 100% deionized water instead — stripped of its own minerals, it pulls the deposit into solution and dries leaving nothing behind.

Deposit Is Cumulative, and This Glass Has History

Two decades of sprinkler cycles have left most Spurwing Orchard panes with a mineral history rather than mineral dirt. The distinction matters because only one of them comes off. A deposit that has bonded but not yet etched responds to a dedicated dissolver and mechanical work; glass that has been etched has lost surface, and no product restores it. We check before quoting rather than after, and where a pane is gone we say so. Taking money to polish a window that cannot improve is not a service.

The Other Half of the Problem

Irrigation mineral is the half people notice. The other half is north Meridian's open-ground wind fetch, which still carries construction and field dust off the sections that have not been built yet. On its own, valley dust is a nuisance you could rinse away. Combined with irrigation overspray it becomes a bonded layer, because the mineral acts as the binder. This is the mechanism behind the complaint we hear most in Meridian — that windows look dirty again within weeks. They do, and it is not the cleaning that failed.

Frames, Tracks, Sills and Screens

Most of what makes a window look bad is not the glass. Silt runs off the pane into the bottom track and compacts there; the exterior sill collects the same material plus whatever the wind brings; and the screen in front of it is a filter that has been filtering all season. Clean the glass alone and the window still looks wrong. We detail the track and sill as part of the service and treat screens as their own add-on, because doing them properly means pulling them rather than hosing them in place.

How We Get to the Second Story

Homes here carry the tall glass packages that came in with modern Meridian floor plans — two-story great-room windows, stairwell glass and wide sliders, usually concentrated on the back elevation where no step ladder reaches. Upper glass comes off the ground with carbon-fiber poles and pure water wherever it can. That keeps ladders off soft ground and out of beds, which matters more on a finished lot than people expect — most of the damage a window cleaner does to a property is done by ladder feet, not by anything on the glass. Where a pane needs a ladder, it gets one, set properly. We stop at three stories; above that you want a rope-access specialist.

Winter, Inversions and Interior Condensation

Cold months change the soiling rather than stopping the work. Irrigation shuts off, so no new mineral lands, but the inversion puts down a particulate film instead and the low winter sun makes every imperfection visible. It is a good time to have the glass done. What we will not do is pretend a cleaning fixes condensation — fog on the inside is a humidity problem, and fog between the panes is a failed seal.
