The views here run east toward Bogus Basin, which means the view glass takes morning sun directly. That matters because mineral spotting and organic film bake on hardest where sun hits a wet pane — sprinkler overspray landing on east glass at dawn is dried and set by mid-morning rather than evaporating clean. On lots of several acres the irrigation is also doing more work over more ground, so there is simply more overspray in play. Caught in season it rinses off; left to bake through summers it becomes etching, which is a restoration job rather than a cleaning one.

Decomposed granite scratches — so nothing touches dry glass

The grit that reaches these windows comes off decomposed-granite ground rather than cropland, so it is sharp and mica-flecked instead of soft and powdery. Loess smears under a wet squeegee; this behaves like very light sandpaper and scores glass if anyone wipes it dry or scrubs it with a rag. Every pane gets flooded with 100% pure deionized water before anything makes contact, so the abrasive is floating rather than grinding. Because the water has nothing dissolved in it, there is no mineral left behind to dry into a spot and nothing for the next windy afternoon's grit to bond to — that is what the RainShield finish actually is.

Why the rinse water decides how long a clean lasts

Eagle's water tests hard before anything is added to it, so the single biggest factor in how long your glass stays clear is what it gets rinsed with. Wash with tap water and the rinse itself leaves dissolved mineral behind as it dries — you have cleaned the glass and re-spotted it in the same pass. Deionized water has nothing dissolved in it, so there is nothing left to dry into a spot and nothing for the next round of dust to bond to. Windows start at $199 and price by pane count, so a house with a two-story great-room wall and a clerestory stack prices above a standard production home — we give you the number before we start, not after. Screens are $50 added to a window service and free once a year on a membership; gutters start at $249. The honest limit: if your glass was done recently and the only thing bothering you is a haze on the lower panes, that is usually sprinkler mineral on two or three windows, not a whole-house job, and we would rather fix those than sell you the full service again.
