The Sprinklers Are Doing This, Not the Weather

Nearly every subdivision in Meridian, The Meridian Greens included, waters its yards off pressurized irrigation — untreated surface water off the canal system, piped to the sprinklers on a separate back-lot line. the Boise Project Board of Control supplies it here. The City of Meridian is explicit that this is surface water and not drinkable, and the same property that makes it undrinkable makes it hard on windows: it carries suspended silt from the canal and dissolved calcium and magnesium picked up along the way. A head that clips a pane leaves the silt as a gritty film and the mineral as a bonded ring. Repeat that three times a week from April through October and the ring stops being a deposit and starts etching. Soap moves the silt around and does nothing to the mineral, so we run 100% deionized water instead — stripped of its own minerals, it pulls the deposit into solution and dries leaving nothing behind.

Why The Meridian Greens Glass Looks Clean and Still Hazes

The homes in The Meridian Greens have taken on the order of fifteen to twenty-five irrigation seasons, and mineral deposit accumulates. For the first few years it rinses. Past year eight or so it bonds, and past that it etches — the deposit sits in microscopic pits it has eaten into the silica. Ordinary cleaning does not touch bonded mineral, which is why people here tell us the windows look clean but still haze in low afternoon light. That needs hard water stain removal, a separate mechanical and chemical process. We test one pane first and tell you honestly what will come back and what is permanently in the glass.

What Changes in the Cold Months

The valley inversion holds particulate at ground level for weeks at a time, and it settles on glass as a fine grey film that is not dirt in the ordinary sense. Exterior cleaning still works in winter — pure water does not freeze on the pane at the temperatures we work in, and we simply do not book when it is genuinely too cold. Interior condensation is a separate matter: that is indoor humidity meeting cold glass, and no cleaning changes it. Ventilation does.

Frequency, Honestly

Twice a year suits most homes here — once after the spring pollen and dust, once at the end of the irrigation season when the mineral load is at its highest. Homes with glass directly in a sprinkler pattern want the more frequent end of that until the heads get adjusted. Homes whose glass is shielded can often go annually. We are not going to sell you a quarterly plan you do not need.

How We Get to the Second Story

Homes here carry the tall glass packages that came in with modern Meridian floor plans — two-story great-room windows, stairwell glass and wide sliders, usually concentrated on the back elevation where no step ladder reaches. We clean that from the ground with carbon-fiber water-fed poles wherever the elevation allows. Poles keep ladder feet off finished landscaping, out of window wells and off the roofline, and they let us rinse with pure water at height rather than wiping with whatever is on the cloth. Where a pole cannot do a clean job we ladder it properly instead of accepting a poor result. Both crews are fully insured.

What Removing Soap Actually Changes

Traditional window cleaning puts soap on glass and then tries to remove all of it. What stays behind is invisible on the day and obvious a fortnight later, because it is tacky and it collects. Deionized water skips the problem entirely: no surfactant goes on, so none is left. The practical result on a Meridian home is a longer interval between cleanings, and no streaking in the raking light that shows up every other method.
