House Washing in The Meridian Greens, Meridian, Idaho

A The Meridian Greens exterior collects three different things, and only one of them is dirt. The subdivision sits in south Meridian between Meridian Road and Locust Grove south of Overland in 83642, and it is a phased community rather than one built all at once, recorded 1988–2003 across 4 phases. It covers about 154 acres, enough that there is real variety in elevation and glass package. The Boise Project Board of Control supplies the pressurized irrigation on these lots.

What Grows and Settles on The Meridian Greens Siding

Start with the build stage — The Meridian Greens is a phased community rather than one built all at once, recorded 1988–2003 across 4 phases (ZIP 83642, about 154 acres). Meridian exteriors collect three separate things. On the north and east elevations, where sun never fully dries the wall, you get algae and mildew as a green-black film. Along the bottom three feet you get mud splash and irrigation overspray staining — the same canal mineral that marks the glass marks the siding, and on light-colored vinyl it reads as a permanent dingy band. Everywhere else you get valley dust, plus the winter inversion that holds particulate down at ground level for weeks at a time. Each needs different treatment, which is why a single pass with a pressure wand does a poor job on all three. We see it most consistently on the homes along E Linkershim Dr.

Soft Wash, Not Pressure — and Why That Matters Here

House washing is a chemical process, not a force one. We apply a surfactant-and-sodium-hypochlorite blend at low pressure, give it dwell time to kill the organic growth at the root, and rinse. High pressure on siding drives water up behind lap joints and into the wall assembly, strips the chalking layer off aging vinyl, and on the stucco and manufactured stone common in newer Meridian elevations it will take the finish off outright. Soft washing kills the algae rather than knocking the top off it, which is why it stays gone measurably longer. That holds across 83642 generally, not just on this plat.

Where House Washing Stops

It will not fix oxidized vinyl. If your siding has chalked to the point that a dry hand comes away white, washing removes the dirt and reveals the oxidation underneath — that is a painting or replacement question and we will say so before we start rather than after. It also will not remove efflorescence from brick or block, which is mineral coming out of the masonry from the inside. We are happy to look and tell you which one you have. We service The Meridian Greens on our regular Meridian route.

Doing It on One Visit

Bundling with window cleaning saves a trip charge and gets the sequence right. We will tell you honestly if you do not need the second service yet — a bundle you do not need is not a saving.

Booking in The Meridian Greens

The Meridian Greens is on our regular Meridian route, not a special trip. We already work E Linkershim Dr, E Antigua Dr, SE 5th Way and E Kingsford Dr inside the subdivision. It routes off Overland, which is how we keep travel out of the price. Neighbours booking on the same day is the cheapest way to do it — we are already set up on the street, so the second and third homes cost less to serve than the first. If two or three of you want it done, say so when you book and we will schedule you together.

House Washing in The Meridian Greens — Questions

Still wondering about something? Call or text us at (208) 453-6760.

Will this damage my siding or my plants?

Not at soft-wash pressure. The mix is diluted, the beds are pre-wet and rinsed, and we never drive water behind lap joints. We are fully insured, and we will point out anything already failing before we wash it.

How often should a Meridian house be washed?

Every one to two years for most homes. North-facing walls and any elevation shaded by a fence or neighbouring house grow back faster and may want annual attention.

What does it cost?

$0.18 per square foot for soft washing, quoted off the wall area rather than the home's floor plan. Combining it with a window cleaning on the same visit is the cheapest way to do both.

Do you wash the windows as part of it?

The wash will rinse them but it is not a window cleaning — soft-wash mix leaves residue on glass. If you want the windows done properly, book them together and we do the glass after the walls, in that order for a reason.
