What Pressurized Irrigation Leaves on Tuscany Lakes Glass

Nearly every subdivision in Meridian, Tuscany Lakes included, waters its yards off pressurized irrigation — untreated surface water off the canal system, piped to the sprinklers on a separate back-lot line. the Boise Project Board of Control supplies it here. The City of Meridian is explicit that this is surface water and not drinkable, and the same property that makes it undrinkable makes it hard on windows: it carries suspended silt from the canal and dissolved calcium and magnesium picked up along the way. A head that clips a pane leaves the silt as a gritty film and the mineral as a bonded ring. Repeat that three times a week from April through October and the ring stops being a deposit and starts etching. Soap moves the silt around and does nothing to the mineral, so we run 100% deionized water instead — stripped of its own minerals, it pulls the deposit into solution and dries leaving nothing behind.

Why Tuscany Lakes Glass Looks Clean and Still Hazes

The homes in Tuscany Lakes have taken on the order of fifteen to twenty-five irrigation seasons, and mineral deposit accumulates. For the first few years it rinses. Past year eight or so it bonds, and past that it etches — the deposit sits in microscopic pits it has eaten into the silica. Ordinary cleaning does not touch bonded mineral, which is why people here tell us the windows look clean but still haze in low afternoon light. That is why timing matters almost as much as method, and why we would rather clean a week after you adjust a sprinkler head than the day before.

How We Quote It

Exterior window cleaning starts at $199 and is priced by pane count rather than square footage, because panes are what take time. Interior is quoted the same way. Screens are a $50 add-on alongside a window service. Gutters start at $199. House washing is $0.18 a square foot, pressure washing $0.20. Hard water restoration is quoted per affected pane after we test one. No contract, no membership requirement.

What We Do Not Do

Some jobs are not ours. Anything above three stories needs a rope-access specialist. Failed seals, broken glass and rotten frames need a glazier, not a cleaner. Etched glass needs replacing. We would rather point you at the right trade than take the booking and under-deliver, and we say that plainly because the alternative is a customer who is disappointed by something we knew in advance.

How We Get to the Second Story

Floor plans in Tuscany Lakes keep most glass within one or two stories, with the taller panes generally on the rear elevation. Water-fed poles do most of it. The advantage is not only safety — rinsing at height with deionized water means the top of the pane gets the same treatment as the bottom, which is not true of a squeegee reached out at arm's length from a ladder. Where the elevation genuinely will not allow a pole we set ladders properly, on levelled feet, with the landscaping protected. We are fully insured, and we do not take on rope-access work.
