A 1,160-square-foot home and a 3,600-square-foot home are not the same job, and both are here. Pane count is what settles the difference honestly — the compact plans land near the bottom of what we charge in Nampa, the larger semi-customs carry taller entry glass and more of it. Lot sizes vary as much as the houses, from a tight eighth of an acre to nearly a third, which also decides whether a side elevation is reachable from the side or has to be worked from the front.
The 2007 phases now have genuine canopy over them while the 2019 streets are still waiting on it. That produces two different problems inside one subdivision: organic film and a real autumn leaf load on the older streets, open-exposure field dust on the newer ones. It is the clearest example in north Nampa of why a neighbour's cleaning schedule tells you very little about what yours should be.
Under mature canopy the load on glass is organic rather than mineral — aphid honeydew misting down through summer, leaf fragments, and the green film that grows on anything staying damp in shade. Honeydew is sugar, so it dissolves, but while it is there it glues everything else to the pane. Less direct sun also means mineral spotting does not bake on as hard as it does on an open south-facing lot, which is genuinely good news. We flood with pure deionized water, hand-detail the frames and seams where organic buildup collects, and leave no soap film for the shade to grow on.
Like nearly every Nampa subdivision, this one runs on pressurized irrigation — untreated canal water piped along the lot lines rather than treated culinary supply. That water carries silt along with dissolved calcium and magnesium, so a sprinkler head throwing onto a lower pane does not leave a clean water spot. It leaves a gritty mineral film that is harder to lift than airborne dust and comes back on whatever schedule your timer runs. Honestly, the cheapest fix is usually adjusting the head rather than cleaning more often, and we will say so if that is what we find.
