The current design language here — modern farmhouse and urban contemporary — pairs larger window openings with black or dark frames, and that combination is unforgiving. Black frames show dust film and hard-water haze far more than the white vinyl on Nampa's 1990s stock, because there is no light-coloured trim to disguise a build-up in the corners. Larger openings also mean fewer, bigger panes, so any streaking reads across the whole unit rather than being broken up by muntins.
Arbor is an active master-planned build, so construction fines are in the air on the newer streets: stucco overspray and drywall powder that bond as they dry and do not come off with a hose. The amenity side adds its own variable — two pools, a clubhouse and maintained open space mean a lot of common-area irrigation running untreated canal water, and on a still evening that overspray drifts onto the ground-floor glass of whichever homes sit nearest it. Those heads are the HOA's to adjust rather than yours.
New glass is not clean glass. Panes arrive with manufacturing residue on them, and a live construction site layers stucco dust, drywall powder and paint overspray on top of that before anyone moves in. Drywall dust is the one to respect: it goes to a thin paste the first time it gets wet, then dries hard. All of it comes off with pure deionized water flooded on before contact — and none of it should meet a dry rag, because construction fines are gritty enough to leave hairlines in glass that is still under warranty.
Like nearly every Nampa subdivision, this one runs on pressurized irrigation — untreated canal water piped along the lot lines rather than treated culinary supply. That water carries silt along with dissolved calcium and magnesium, so a sprinkler head throwing onto a lower pane does not leave a clean water spot. It leaves a gritty mineral film that is harder to lift than airborne dust and comes back on whatever schedule your timer runs. Honestly, the cheapest fix is usually adjusting the head rather than cleaning more often, and we will say so if that is what we find.
