Short-Term Rental Exterior Cleaning: Cadence, Turn Days, and Photo Deadlines

Short-term rentals get dirty on a guest schedule, not a calendar. Reflekt cleans exterior glass, screens, gutters, and siding between bookings across the Treasure Valley, with same-day and next-day slots when the route allows. Most single-family exteriors take two to four hours, which fits inside a standard checkout-to-check-in turn.

The turn window is five hours. Here is what fits inside it

Most Treasure Valley short-term rentals run an 11 a.m. checkout and a 4 p.m. check-in, and your interior cleaner already owns most of that gap. Exterior glass work does not need the inside of the house, so we can run alongside them as long as we are not fighting over the same doorway. A typical single-family exterior, glass and frames and sills, is a two-to-four-hour job. Gutters are not a turn-day item; add them and you are closer to a full day, so they get their own date. Pressure washing needs dry time, and concrete stays dark for hours after it is cleaned. If a photographer is coming for refreshed listing images, book the wash two days ahead instead of the morning of. Same-day and next-day slots exist, but a same-day booking is a gap in the route, not a guarantee.

How often a short-term rental actually needs it

Sprinkler season sets the schedule here. From April through September, overspray hits the lower third of the glass every night a zone runs, and it dries into mineral spotting within a week. Quarterly is the honest baseline for most rentals. Monthly makes sense if heads are hitting the windows directly, if the property sits on a gravel road, or if it turns over more than twenty times a season. Gutters get cleaned twice a year in the valley: once after cottonwood and locust drop in late spring, once after leaf drop in late October or November. House washing is an annual item, and north-facing siding is where the green film shows first. Reflekt runs monthly and quarterly memberships with no contract, a 7-Day Rain Guarantee, and a free annual screen clean, which matters on rentals because guests open windows.

What exterior cleaning changes in guest-facing photos, and what it does not

Here is the honest version. Clean exterior glass sharpens elevation shots taken into afternoon sun, where spotting on the panes reads as gray texture the camera cannot correct. It brightens interior shots, because light through a clean pane is measurably brighter than light through a hazed one, and it makes view-out shots resolve instead of turning the window into a flat rectangle. On an Airbnb listing, it affects perceived maintenance more than anything: dirty glass is one of the things guests mention in reviews without knowing why the place felt tired. What it does not do is change the nightly rate on its own, fix a dated kitchen, hide a cracked driveway, or move an appraisal. Clean windows do not sell a house. They remove an objection rather than create a reason.

Hard water spotting is the number one thing that shows in Idaho photos

Treasure Valley water is hard, and sprinkler overspray bakes the mineral onto the glass in the sun. There are two stages, and they are not the same job. Surface deposits sit on top of the glass and come off with hard water stain removal, which is hand work priced by pane on top of a standard clean. Etched glass is the other stage: the mineral has eaten into the surface, and no chemical, pad, or pressure fixes it. That is a glass replacement conversation, not a Friday one. If your listing photos are Friday and the glass is etched, the photos are going to show it, and anyone who tells you otherwise is selling you something. We can usually tell which stage you are looking at from a photo, then confirm on site before quoting.

Lockboxes, guest-occupied stays, and who has to be there

Nobody needs to be present for exterior-only work. Send us a gate code, tell us where the dogs are, and let us know if a vehicle needs to stay in the driveway. We work off lockboxes and keypad codes routinely, and we clean plenty of vacant flips where the owner lives out of state. Interior glass is different: someone has to let us in, or we need a code, and a guest-occupied stay is the wrong time to be inside with poles and ladders. Coordinate with your turnover cleaner so we are not in the same room at the same time. On multi-property portfolios, tell us which addresses are vacant this week and we will route them together. Reflekt is fully insured and locally owned, founded in April 2025 by Hunter Stevens and Ethan Seusy.

Pricing, invoicing, and when we tell an owner to skip it

Exterior windows start at $199 and price by pane count, screens are +$50, gutters start at $199, pressure washing runs $0.20 per square foot, and house washing is $0.18 per square foot soft-wash. We invoice the owner or the management company after the work, never the guest, and we can quote from a pane count over the phone. Now the honest part. Skip the spend if the property is going to a lot-value or teardown sale, if you are selling wholesale to an investor who is repainting anyway, if exterior paint or a re-roof is scheduled within the month, or if the glass is etched and no amount of labor will show up in the photo. Deferred maintenance that a buyer will see anyway beats clean windows every time. Call (208) 453-6760 and we will tell you which one you have.

Common Questions

Still wondering about something? Call or text us at (208) 453-6760.

How often should a short-term rental's exterior windows be cleaned?

Quarterly is the baseline in the Treasure Valley, driven by sprinkler season from April through September. Go monthly if heads spray the glass directly, if the property sits on gravel, or if it turns over constantly in summer. Gutters are twice a year, after spring cottonwood drop and again in late fall. House washing is annual. Reflekt runs monthly and quarterly memberships with no contract.

Can you clean between a checkout and a check-in?

Usually, yes. A single-family exterior runs two to four hours, which fits an 11 a.m. to 4 p.m. turn, and we can work alongside your interior cleaner since exterior glass does not need the inside of the house. Gutters and pressure washing do not fit a turn day; those need their own date because of the hours and the dry time on concrete.

Can you work from a lockbox or a smart lock code?

For exterior-only work, nobody needs to be there. We need a gate code, dogs secured, and a heads-up if a vehicle is staying in the driveway. Lockboxes and keypad codes are normal for us, and plenty of our owners live out of state. Interior glass needs someone to let us in or a code, and it should not happen during a guest stay.

Will clean windows get us better photos and better reviews?

Better photos, measurably: clearer exterior elevations, brighter interior light, and view-out shots that actually resolve. Reviews are indirect. Dirty glass is one of those things guests register as the place feeling tired without naming it. What clean glass will not do is raise your nightly rate on its own or offset a dated interior. It removes an objection instead of creating a reason to book.

Can you get the white spots off before our new photos on Friday?

It depends which stage the spotting is in. Surface mineral deposits come off with hard water stain removal, which is hand work priced per pane on top of a standard clean, and that can be done on a short timeline. Sprinkler-etched glass, where mineral has cut into the surface, cannot be fixed before a Friday deadline or any other one. That is a glass replacement conversation.

Who do you bill, and what does a typical rental cost?

We invoice the owner or the property management company directly, never the guest. Exterior windows start at $199 and price by pane count, screens are +$50, gutters start at $199, pressure washing is $0.20 per square foot, and house washing is $0.18 per square foot. Reflekt holds a 4.9-star rating across 115+ Google reviews. Call (208) 453-6760 for a pane-count quote.
