Old Town Kuna is the one part of town where gutters actually fill with leaves. Elms and silver maples along the original grid drop real volume, and a lot of these 1900s-1950s houses still run narrow half-round gutter with round downspouts that plug at the outlet long before the trough is full.
New Kuna subdivisions run 5-inch K-style gutter with 2x3 rectangular downspouts. A lot of the Townsite still has the older setup: narrow half-round trough, sometimes 4-inch, feeding a round corrugated downspout through a small circular outlet in the bottom of the run. That outlet is the choke point. Half a coffee can of maple seed and elm leaf will bridge it while the rest of the gutter still looks clear from the ground. We clear the trough by hand, then physically check every outlet and flush each downspout until we watch water come out the bottom. If a downspout is packed, we take it off the elbow rather than jam a hose down it, because old round spout crimps split when you force them. On a house this age that repair costs more than the cleaning did.
West of Main, in the newer builds, gutters fill with shingle granules and windblown field silt. That is a once-a-year problem. Old Town has the mature elms and silver maples the rest of Kuna does not, and those trees give you two separate loads: silver maple seed and elm samaras in late spring, then a heavy leaf drop from mid-October into November. The spring seed load is the one homeowners miss, because nobody thinks about gutters in May. Seed mats down into a wet felt in the bottom of the trough, holds moisture against the metal all summer, and by fall you already have a partial dam before a single leaf lands. If you sit under the canopy off Avenue B, Avenue C, or the 3rd Street stretch, a spring pass plus a late-fall pass is the honest schedule.
The original Townsite housing stock is mostly low, simple roofs: shallow-pitch hip and gable over one story, often with a later addition or an enclosed porch tacked on at a different pitch and a different eave height. Some have composition shingle laid over old decking that is not what you'd find on a 2018 build. That is actually good news for cost, because most of this work is off a ladder rather than a steep second-story setup, and it is why a standard 1-story Old Town house prices near the low end. It also means we stay off the roof surface wherever we can and work from the ladder line instead. Where a porch or addition roof creates a valley that dumps straight into one short gutter run, we tell you, because that run will always clog first no matter how often the rest is cleaned.
Townsite lots were platted long before anyone considered equipment access. Side yards run tight, several houses off Main and the Avenue streets have alley access instead of a side gate, and seventy years of foundation plantings, lilacs, and mature trunks have grown in against the walls. Downspouts often discharge onto old concrete, into a splash block that has sunk toward the house, or into buried tile running to a drywell or the old irrigation ditch line. We can clear anything above ground. We cannot clear a buried line from the top, and we will say so rather than run water into it and hope. If water backs up out of the boot after we flush, that is an underground blockage and a different trade's job.
Not every Old Town house is on a two-a-year schedule. If your lot is on the open west or south edge of the Townsite with no branches overhanging the roofline, you are getting the same dust and granule load as a new subdivision, and one fall cleaning is enough. Here is the ground check: after a real rain, walk the perimeter and look at where water comes out. Clean sheeting from the downspout bottoms means the outlets are open, even if you can see debris in the trough. Water spilling over the front lip, streaks down the fascia, or a downspout that only trickles means it is time. A trough with some leaf in it and free-flowing spouts in July is not an emergency, and we will tell you that on the phone rather than sell you a visit.

From $199 for 1- and 2-story homes, priced on linear footage, number of downspouts, and access. Most original Townsite houses are single-story with simple hip or gable roofs, which puts them at the lower end. Tight side yards, alley-only access, or a second-story addition can move it up. We quote the number before we start, not after.
Twice a year if branches overhang your roof: once in late spring after silver maple seed and elm samaras drop, and once in mid-to-late November after the leaf fall finishes. Skipping the spring pass is the common mistake here. If you have no canopy over the roofline, once in fall is genuinely enough, and we will not push you past that.
Yes, and they are common on the Townsite. Half-round holds less water than modern 5-inch K-style and plugs at the round downspout outlet first, so we hand-clear the trough and then verify flow at every outlet. We remove a downspout at the elbow if it is packed rather than force a hose through and split an old crimped seam.
Usually one of three things on older Townsite lots: a splash block that has settled and now tips toward the house, a downspout dumping onto old concrete that slopes back, or a buried tile line to a drywell that is blocked underground. Cleaning the gutter fixes none of those. We flush and tell you which one it looks like, so you are not paying us again for the same symptom.
We work from ladders wherever possible and stay off the roof surface on older decking. Most Old Town roofs are shallow single-story hips and gables, so ladder work covers the whole run. If an addition or enclosed porch at a different eave height makes a section unreachable safely, we say so upfront instead of improvising on your roof.
Yes, and it is the efficient way to do it on these lots since we are already set up on ladders in a tight side yard. Windows are finished with 100 percent pure deionized water, no soap; gutters use standard methods. Both are covered by our 7-Day Rain Guarantee, and memberships are monthly or quarterly with no contract. Same-day and next-day slots are usually open in Kuna.
