Two mineral sources work on this glass. The irrigation is untreated canal water carrying silt along with dissolved calcium and magnesium, and on a lot this size there is a great deal of it running. On top of that, mist off the lake settles lowest and hardest on the water-facing elevations, drying as a hazy film rather than discrete spots. That elevation is the glass the house was designed around, which makes catching the deposit stage worth real money — once sun has baked it into etching it is in the glass for good.
On a tall great-room wall or a wide fixed picture unit, mineral haze reads across the whole pane in raking light in a way it never would on a small punched window. That is why owners of larger homes notice hard water long before owners of production homes do — not because the water is different, but because the glass is bigger and the light crosses more of it. It also means the stakes are higher: a large custom unit is expensive glass to write off to etching.

A pure deionized rinse leaves nothing to grab. If there are fixed white spots that do not rinse away, that is the mineral deposit worth assessing.
