Old Town is the original Meridian townsite, and there is no single sprinkler system behind it. The yards on the blocks around Pine, Idaho and Carlton got irrigated piecemeal across eighty years, so one house has front sash chalked white and the house next door is clean. Here it is a lot-by-lot problem.
Drive a mile north and every subdivision has one irrigation system, designed all at once, fed off a pressurized district line, and run on an HOA schedule that hits every lawn at the same hour. Old Town has none of that. The townsite grid was platted long before lawn sprinklers were a design decision, so what is in these yards went in whenever an owner put it in: a brass impact head on the corner lot from the seventies, a homeowner PVC zone from the nineties next door, a clean modern spray retrofit at the bungalow that flipped last spring. A few of these old lots still carry surface water shares and get watered with a hose-end sprinkler nobody has moved in years. That is why etching severity changes house to house down here instead of block to block, and why we grade every address off the glass in front of us rather than off the neighborhood.
The lots down here are narrow and deep with short setbacks, and that decides where the damage lands. A head set four feet off the foundation has nowhere to throw but the wall, so the worst glass in an Old Town house is almost always in the side yard between two houses, where there is no room to aim away from the siding. After that it is the low front sash facing the street and any basement or daylight window sitting near grade, because the spray falls back onto glass that is already collecting sprinkler mist off the walk. West and south glass reads worse than it is graded: afternoon sun flashes the water off fast and leaves the mineral behind concentrated instead of running down. North-facing sash on the alley side is usually the cleanest on the house, and we will tell you when it does not need the work.
Stage one is loose surface deposit. It has sat a season or two, it still sits on top of the glass, and it comes off with a mineral dissolver and a clean deionized rinse. Stage two is bonded scale, layered up over several summers and chemically stuck to the surface. It takes a dwell, an acid-safe treatment and fine mechanical work, and it comes back clear most of the time. Stage three is etching, where the mineral has leached silica out of the glass and left a pit. The cloudiness is a hole in the glass, not something on it. No product fixes stage three, and polishing far enough to hide it removes glass and can distort what you see through it. We test a corner pane before we quote so you hear that up front instead of paying for a restoration that finishes at eighty percent.
On a vinyl tract home we can work fast and rinse hard. A 1920s bungalow has single-pane glass set in wood muntins with glazing putty holding it in, painted wood sills below, and often eighty years of paint on the trim. Mineral treatments are acidic. Left to run down a sash they will chalk old paint and dry out brittle putty, which is a bigger repair than the stain was. So we mask the putty line and the sill, work pane by pane, neutralize and rinse with 100% pure deionized water, and dry the wood before we move on. One more thing worth checking first: on houses that still run exterior storm windows, the mineral is frequently on the storm and not on the primary sash at all. Pull the storm and half the job disappears.

If a head is still throwing on the window, new spotting starts within a couple of weeks and heavy scale is back inside a season, so restoring the glass first is money spent twice. Maybe on some panes, not on all of them. Years of contact usually means a mix: bonded scale that will clean up, and a few panes that have etched into the glass permanently. We test a corner of the worst window before quoting and tell you which category each elevation falls in. On an Old Town house the side-yard glass is normally the one that has gone too far and the street-facing sash is still saveable.
Because there is no shared irrigation system in Old Town. Their sprinkler zone may have gone in twenty years after yours, with heads set farther off the house and aimed away from the wall, or they may be watering off a different source entirely. Two lots on the same block can have completely different mineral load and completely different aim. It is not the water in the neighborhood, it is the head in your yard.

We can, and on genuinely etched glass we usually advise against it. Polishing removes glass. On the old single-pane stock in these bungalows, which is thinner and sometimes slightly wavy to begin with, taking off enough material to hide a deep pit leaves visible distortion when you look through it at an angle. Trading a cloudy window for a warped one is not a fix. On stage-three panes, replacement is the honest answer.
