Nobody re-aims a sprinkler head that has been in the ground since the subdivision was platted. That is the difference between Settlers Bridge and a newer Meridian neighborhood two miles south. Heads installed at build have had twenty-odd winters to heave and settle, so the ones that started level now sit tipped a few degrees toward the foundation. Rotor nozzles wear open with age and throw a wider, sloppier fan than they did new. And when a head fails, it gets swapped for whatever the box store had, at whatever arc it happened to be set to. Add it up and the pattern that was dialed in for turf in 2003 is now watering your siding, your window sills and the bottom two feet of every ground-floor pane. The stains follow the sprinkler layout, not the house.
There are two irrigation systems in play here and they leave different marks. The HOA runs the common turf and the frontage strips along the arterial, and those are set for coverage — long-throw rotors that get the grass watered and are not thinking about anybody's glass. If your lot backs or sides one of those common strips, the overspray is coming from a controller you do not own, and asking a neighbor to adjust it goes nowhere. Your own lot zones are the other half, and those you can fix. Part of this pocket irrigates off Settlers Irrigation District rather than Nampa and Meridian, and either way what comes out of the head is untreated Boise River canal water, not city water. It carries suspended silt plus dissolved calcium, so it dries in two layers: a gritty tan film you can feel, and a harder white mineral bond underneath it. The gritty layer washes. The bonded layer is what needs the work. City water shows up separately — anything you rinse with a hose leaves Meridian's hard tap scale, sometimes with a rust tint from iron and manganese, which is why the panes near a hose bib often look different from the rest of the run. We treat those two sources differently because they are chemically different deposits.
It is almost always the ground floor, three feet and down, on whichever elevation faces the widest turf run — usually the front, where street-side rotors throw back toward the house, and any narrow side yard where one head covers the whole strip. Second-story glass is normally clean. Here is the honest part: hard water goes through stages. Early on the mineral sits on top of the glass and comes off completely. Left through several full irrigation seasons, it etches into the silica, and no product removes etching because the glass surface itself is gone. Try this before you call. Hold a wet rag flat against a hazy spot for thirty seconds. If the cloudiness disappears while wet and returns as it dries, it is on the surface and we can take it off. If it stays cloudy wet, it is etched, and the fix is glass, not cleaning.
Surface mineral comes off with a dedicated acid-based stain remover, worked pane by pane with pads rather than blasted at, then neutralized and rinsed. Once the mineral is gone the glass gets finished with 100 percent pure deionized water and no soap, so nothing dries back into a spot. Moderate etching sometimes responds to cerium oxide polishing, which is slow, and we will tell you straight when the labor stops being worth it against a replacement pane. Same water, different sprinklers. Two lots in Settlers Bridge can have completely different staining depending on when the heads were last replaced, how they settled, and whether a head sits close enough to the foundation to reach the glass.
