Why Two Sunnyslope Homes a Mile Apart Look Nothing Alike

Most neighborhood pages talk about a subdivision like it went up all at once. Sunnyslope did not. That matters more than anything else on this service. Well Water and Ditch Water Leave Different Marks

Two water sources feed lawns on the bench, and they stain glass differently. Surface water off the canal and ditch system carries silt — that residue reads gray-tan, sits on top of the glass, and a good share of it comes off in a normal wash before restoration is even on the table. Domestic well water is the harder one, literally. Treasure Valley groundwater runs high in calcium and magnesium, so when a lawn zone is plumbed off the house well, what dries on the window is a chalky white ring that stays put when you wipe it. Quick check: run a fingernail across the edge of a spot. If it catches, the mineral has bonded into the surface and it is a restoration job, not a cleaning job. Which Elevations Take the Overspray Out Here

Acreage lawns get watered with impact and gear-drive rotors, not the little fixed-spray heads a quarter-acre subdivision lot runs. Rotors throw thirty to forty feet, which is the whole point of them, and it also means a head off by ten degrees is watering your house instead of your grass. Afternoon wind on the bench comes up out of the southwest across open vineyard and orchard ground with nothing to break it, so the west and south elevations take the worst of the drift — which is exactly where the big fixed picture windows aimed at the vine rows sit. Second-story glass gets hit more than people expect, because a rotor arc that clears the eave keeps going. North-side and courtyard windows on the same house are often close to clean. What Comes Off, What Does Not, and When We Say Stop

Hard water is not dirt. Mineral lands on glass, and over years of wet-dry cycles it starts etching into the surface instead of sitting on it. Deposit comes off. Etching does not. Before quoting a whole house we test a patch in a low corner of the worst window — if that patch clears, the rest will. If it does not clear, the glass is pitted, and no amount of polishing or acid brings it back to new. We will tell you that on the spot and quote only the panes that will actually improve. We also stay off exterior low-e and mirrored coatings, which some newer and some retrofit glass carries on the outside face, because polishing strips them. When we cannot tell what is on the glass, we test somewhere it will not show.

Fix the Head First, Then the Glass

If the sprinkler that caused the staining is still aimed at the window, restored glass starts hazing again inside one irrigation season and you have paid twice. Usually it is a five-minute correction — rotate the arc stop, swap a nozzle down a size, or move a riser two feet — and on most jobs we will point out which head is doing the damage before we start. Restoration itself is quoted by severity, since a light seasonal film and ten years of bonded scale are not the same work.
