Two Rivers built out in phases over years, and the sprinkler systems went in the same way — different landscapers, different heads, different aim. That is why one lot on a Two Rivers street has clear glass to the sill and the house four doors down has a chalk band across every lower window.
Hard water etching is the most address-specific problem we deal with, and Two Rivers proves it better than most Eagle subdivisions because it did not go in all at once. Lots were released and landscaped in stages, so the irrigation under them is a mix of vintages and installers. A rotor set in early with a wide arc and no thought about the house behind it will paint a wall of glass every cycle for years. A later lot with spray heads pulled in tight and aimed at turf only may never touch the windows at all. Same builder, same window package, same water. The variable is a head position somebody set in an afternoon and nobody looked at again. Before we quote severity we walk the elevations and read the pattern, because the pattern tells us which head is doing it.
Most Eagle subdivisions of this era water off pressurized irrigation rather than city water, which means untreated surface water off the canal system. Two things come with it. First, dissolved calcium and magnesium, which is what bonds to glass when a droplet dries in Idaho sun and leaves a ring that is chemically stuck, not sitting on top. Second, suspended silt, which the tap water never carries. That grit rides in the same droplet and scours the surface slightly as it dries, giving the next mineral deposit a rougher surface to grab. It is why irrigation spotting on a Two Rivers window gets bad faster than hard water spotting on a shower door with far more exposure. The season runs roughly April through October, so the damage clock is about seven months a year and then it stops.
Two Rivers keeps a lot of maintained common landscaping — streetscape strips, entry plantings, pathway green between lots and water. Common-area irrigation is generally set up for coverage and throws farther than the spray heads on a private lot, and nobody living in the house is watching where the edge of that arc lands. On a mid-block lot the damage is usually front-elevation lower glass. On a corner lot or a lot fronting common green, the side elevation takes it and homeowners often do not notice for two seasons because they never walk that side. Lakeside and waterfall-facing rear glass is a separate mechanism: fine constant mist rather than a driven droplet, which hazes the surface but etches slower. Different cause, different treatment, and we price the elevations separately.
Stage one is deposit sitting on the glass. A dedicated acidic mineral remover and a lot of dwell time takes it off and the glass looks new. Stage two is deposit that has started biting into the silica, usually two or more irrigation seasons of the same head hitting the same pane. That needs a cerium oxide polish worked over the affected area, which is slow, done by hand, and the reason severity drives the price. Stage three is real pitting — the mineral has eaten into the glass surface, and what looks like a stain is now texture. No chemical removes stage three, no pressure washer touches it, and any company promising to make it perfect is guessing. On stage three we tell you honestly what percentage of improvement to expect before we start, and sometimes the right answer is replace the pane rather than pay us.
Hard water stain removal is quoted by severity because a light front-elevation deposit and a two-season etched window wall are not the same job, and pane count matters as much as the staining. No, and it is worth being blunt about that. Mineral etching is chemically bonded to the glass surface, so pressure does nothing to it no matter how high you crank the machine. What pressure will do is drive water past aging glazing seals and force grit under the gasket. Hard water removal is chemistry and, when it has gone deeper, hand polishing. Pressure washing is for concrete and siding.
If the sprinkler head still hits the window, yes, and usually within one irrigation season. That is why we walk the elevations and point out the specific head or common-area zone causing it before we schedule the work. Adjust the head, and restored glass stays clear for years. Skip that step, and you are buying the same job again next August.
Often it is. Common-area irrigation is set for coverage and throws farther than the spray heads on a private lot, and the edge of that arc has to land somewhere. We can show you the spray pattern on the glass, which reads as a fan or an arc rather than random spotting. That evidence is usually what gets a common-area zone adjusted when you raise it with the HOA.
It is a different mechanism. Driven sprinkler droplets carry silt and dry in place, which etches. Constant fine mist off the water features hazes the surface and builds film faster but bites into the glass more slowly. Rear lakeside glass usually responds to a thorough deionized clean without restoration work, while front and side irrigation damage is the part that needs treatment.
A standard window clean uses 100% pure deionized water and removes dirt, pollen, and fresh water spotting, but it will not lift bonded mineral etching. That is separate work with different chemistry and a lot more labor per pane, quoted by severity. It is included on the Monthly membership.
