The Village is one landscape system, not fifty. One property manager, one contractor, one controller running the planter strips along the storefronts, the parking islands, and the turf around the fountain plaza. Same heads, same pressure, same run times everywhere, so the damage shows up in a pattern instead of at random. The worst glass on the property is anything low and west or south facing along a planter bed on Monarch Sky Lane and the inner walkways, where a rotor throws past the mulch and catches the bottom of a pane. Second worst is entry sidelites sitting next to a turf strip. Upper glass and anything set back behind a wide sidewalk usually stays clean, because nothing is reaching it. Most pressurized irrigation in the Treasure Valley is surface water out of the canal system, and it carries more dissolved calcium and magnesium than what comes out of the tap inside the building. When a droplet lands on glass in July, it sits on a dark-framed, sun-facing pane hot enough to flash it off in about a minute. The water leaves, the mineral stays. Do that twice a day for a season and the deposit stops being a film sitting on the glass and starts bonding into the top layer of it. That is why a spot that wiped off in May will not wipe off in September, and why the exact same sprinkler on the shaded north side of a building does a fraction of the damage.
Here is the check we run before quoting anything. Drag a fingernail across a spot. If it catches on a raised deposit, that is scale sitting on top of the glass and it comes off. If the surface feels smooth and the haze is still there, the mineral has already eaten into the silica and you are looking at etching, not a stain. Etched glass can usually be polished back toward clear, but it is slow, it is priced by severity, and on badly pitted panes the honest answer is that new glass costs less than the labor to restore the old glass. We will say that on site rather than take your money and hand back a window that still looks cloudy from ten feet away.
We start with a test patch in a low corner so you see the result before we commit to a whole elevation. Mild deposits come off with a stain-removal compound worked by hand with a pad, panel by panel, keeping the glass wet the entire time so nothing dries mid-job. Heavier buildup takes more passes and more time, which is why this is quoted by severity instead of by pane count. Tempered glass gets a lighter touch, and we keep compound off anodized frames, gaskets, and any tint or low-E coating on the interior face. Once the panel is clear we rinse and reclean the whole window with 100% pure deionized water, so it dries with nothing left behind to spot it again.
Removal is the expensive half. The cheap half is a landscape contractor spending ten minutes with a wrench. When we finish an elevation we mark which heads are hitting glass, photograph them, and hand that to whoever manages the property, because at the Village the tenant almost never controls the controller. It is usually one or two rotors drifted out of arc, a head that sank into settled mulch and now sprays flat, or a run time long enough that afternoon wind carries the tail of the spray onto the building. That line is the clearest sign the damage is irrigation and not weather or something happening inside the building. Glass set back behind a wide walkway usually shows nothing at all.
