BanBury and BanBury Meadows went up as golf-course estate lots, and the rooflines show it: architectural asphalt shingle, steep front gables often in the 10/12 to 12/12 range, dormers over the great room, and a lower hip section running out to a side-load garage. That means three or four separate runs at different heights on one house, not one clean rectangle. It also means the pretty line — the tall front gable rake — is the hardest one to reach, and the low garage hip is the easiest. When we quote, we walk the whole perimeter and mark which runs we can safely hang from the gutter line and which need a ladder set on the driveway. A fairway-facing lot on the Meadows side can price differently than the same square footage on a flat ranch across town, purely because of pitch and peak height, and because the back of the house is on display too.
Cold air drains downhill and pools in the low ground along the canal and river bottom, and BanBury sits in that pocket. In practice, north-facing gables here hold frost in the morning weeks before rooflines up on the bench do, and once shingles have frost on them they stay slick until mid-afternoon even on a sunny day. We will not walk a frosted 12/12 gable — not for a light job, not for anything. Homes on the fairway side tend to want a cleaner single-color roofline because the back of the house is visible from the course too.
