Eagle's newer homes were built to show off a view, not to be lit from a ladder. Two-story great-room gables aimed at the foothills or the river, multi-plane hip-and-gable rooflines, and deep overhangs put the peak forty feet up. Roughly 57 percent of Eagle's housing stock went up after 2000, and the dominant profile is a 3,000-to-6,000-square-foot two-story with a multi-plane hip-and-gable roof, deep overhangs, and a great-room gable carrying 18 to 22 feet of glass aimed at the foothills or the river. That peak is the whole reason people call: you cannot clip a clean line of C9 bulbs across it from a ladder. In Two Rivers, BanBury, and Corrente Bello we measure each run and cut the strand to the roofline so the spacing stays even around every hip, valley, and dormer. Eagle Hills is the exception — its late-'60s-to-early-'80s single-story ranches have eaves you can reach from a six-foot ladder, and if that is your house you may not need us at all.
North of Beacon Light and Floating Feather, the foothills estates change the job. A lot of that product runs standing-seam metal or concrete and composite tile instead of architectural asphalt shingle, and both punish the wrong installer. You never drill a standing-seam roof — every penetration is a future leak — so the lights get clipped to the seam itself with clamps that grip without piercing. You never walk a concrete-tile field either; the tiles crack under a boot, and the repair costs more than the whole light job. On shingle we use gutter and shingle clips sized to the bulb, never staples or nails into fascia. If you see a crew reaching for a staple gun near your fascia board or standing on your tile, that is the sign to stop them — those holes and cracks outlast the season by years.
Two forces take a holiday display apart in Eagle, and both are worse here than down in the flat subdivisions. The first is wind: afternoon northwest gusts and the nightly down-canyon drainage flow out of the Dry Creek and Willow Creek drainages work at every loose clip, and a strand that was only pressed on will be in your junipers by December. The second is ice. Shaded foothills eaves go through daily freeze-thaw and build ice dams, and a strand pinched under that ice tears its clips out when the sheet finally lets go. We clip at tight intervals rather than stretching the spacing, keep connections up off the gutter trough where meltwater collects, and route cords so a snow slide off a metal roof does not rip the run down. It is slower to install and it is the difference between a display that lasts to January and one you are re-hanging in the cold.
The roofline is usually where a job starts, not where it ends. Eagle Hills, BanBury, and the river lots along the Greenbelt carry a mature canopy, and wrapping the trunks and lower limbs of those big cottonwoods and maples reads better from the street than roof lights alone. In the foothills, the properties change shape: long gravel driveways, fence lines, and arena rails on the horse and vineyard parcels off Willow Creek and Pearl Road give you a quarter mile of edge to light instead of a single eave. We also hang wreaths and garland on the gable-end window walls, set every circuit on a timer, and pull power through GFCI so a wet December night does not trip the whole display. One planning note: map your outdoor outlets before install day, because a 6,000-square-foot custom home often has fewer exterior circuits than you would guess.

No, because we do not use staples or nails into fascia and we do not drill anything. On architectural shingle we use clips that hook the shingle edge or gutter lip and sit under the bulb. On the standing-seam metal and tile roofs common north of Beacon Light, lights clamp to the seam without piercing, and we stay off the tile field entirely so nothing cracks. Everything comes off clean in January with no holes left behind.
