What Grows and Settles on Bienville Square Siding

The thing that shapes this job most is that Bienville Square is platted 2009–2016 across 3 phases and now fully built (ZIP 83646, about 40 acres). Meridian exteriors collect three separate things. On the north and east elevations, where sun never fully dries the wall, you get algae and mildew as a green-black film. Along the bottom three feet you get mud splash and irrigation overspray staining — the same canal mineral that marks the glass marks the siding, and on light-colored vinyl it reads as a permanent dingy band. Everywhere else you get Eagle Road traffic film — brake dust and diesel particulate carried off the busiest arterial in Ada County. Each needs different treatment, which is why a single pass with a pressure wand does a poor job on all three. On Bienville Square lots that water comes off the Boise Project Board of Control's pressurized line, which is why the problem shows up street-wide rather than house by house.

Plants, Pets and the Irrigation Line

We pre-wet and post-rinse every bed on the wash path, tarp anything sensitive, and keep the mix off turf. Meridian yards are almost all on pressurized irrigation with the heads set close to the foundation, so we also make sure the system is not running mid-wash — a cycle firing partway through re-wets the wall and streaks it. If you know your zone schedule, tell us when we book and we will work around it. If you are on N Leblanc Way or one of the streets off it, we are likely already working nearby.

Where House Washing Stops

It will not fix oxidized vinyl. If your siding has chalked to the point that a dry hand comes away white, washing removes the dirt and reveals the oxidation underneath — that is a painting or replacement question and we will say so before we start rather than after. It also will not remove efflorescence from brick or block, which is mineral coming out of the masonry from the inside. We are happy to look and tell you which one you have. Where Bienville Square Sits on Our Route

Bienville Square is on our regular Meridian route, not a special trip. We already work N Villere Ln, E Bourbon Ln and N Leblanc Way inside the subdivision. It routes off Ustick, which is how we keep travel out of the price. Neighbours booking on the same day is the cheapest way to do it — we are already set up on the street, so the second and third homes cost less to serve than the first. If two or three of you want it done, say so when you book and we will schedule you together.

What This Service Does Not Cover

Soft washing removes organic growth and dirt. It will not fix oxidised vinyl, it will not remove efflorescence out of masonry, and it does not repaint anything. If your siding has chalked past the point of washing, we will say so before we start rather than after. We are locally owned and fully insured, and we would rather point you to the right trade than take work we cannot finish well.
