The roofs here run ten to fifteen years old, which is sound but no longer new, so we check the gutter lip and shingle edge condition as part of the survey rather than assuming.
On 40 acres the houses sit close, so your roofline is read alongside the two beside it rather than in isolation. Even spacing and a genuinely straight line matter more in that context than how much of the house is covered, because any sag or uneven gap is directly comparable to the house next door.
