House Washing in Cedar Springs, Meridian, Idaho

Siding in Cedar Springs carries algae on the shaded walls and an irrigation band along the bottom three feet. The subdivision sits in north Meridian between Linder and Meridian Road, just south of McMillan in 83646, and it is twenty-odd years old, recorded 2003–2007 across 8 phases. It covers about 178 acres, which is large enough that we route it as its own stop, and that scale is part of the quote. Settlers Irrigation District supplies the pressurized irrigation on these lots.

What Grows and Settles on Cedar Springs Siding

Cedar Springs is twenty-odd years old, recorded 2003–2007 across 8 phases (ZIP 83646, about 178 acres). Meridian exteriors collect three separate things. On the north and east elevations, where sun never fully dries the wall, you get algae and mildew as a green-black film. Along the bottom three feet you get mud splash and irrigation overspray staining — the same canal mineral that marks the glass marks the siding, and on light-colored vinyl it reads as a permanent dingy band. Everywhere else you get north Meridian's open-ground wind fetch, which still carries construction and field dust off the sections that have not been built yet. Each needs different treatment, which is why a single pass with a pressure wand does a poor job on all three. Across roughly 178 acres it is remarkably consistent — Cedar Springs is one job, not thirty different ones.

Plants, Pets and the Irrigation Line

We pre-wet and post-rinse every bed on the wash path, tarp anything sensitive, and keep the mix off turf. Meridian yards are almost all on pressurized irrigation with the heads set close to the foundation, so we also make sure the system is not running mid-wash — a cycle firing partway through re-wets the wall and streaks it. If you know your zone schedule, tell us when we book and we will work around it. Cedar Springs routes off McMillan, so getting here is not a special trip.

Where House Washing Stops

It will not fix oxidized vinyl. If your siding has chalked to the point that a dry hand comes away white, washing removes the dirt and reveals the oxidation underneath — that is a painting or replacement question and we will say so before we start rather than after. It also will not remove efflorescence from brick or block, which is mineral coming out of the masonry from the inside. We are happy to look and tell you which one you have. Cedar Springs is inside our standard 83646 service area — no travel surcharge.

Where Cedar Springs Sits on Our Route

Cedar Springs is on our regular Meridian route, not a special trip. We already work W Yosemite Dr, N Portage Ave, W Black Rock Dr and N Wildcat Pl inside the subdivision. It routes off McMillan, which is how we keep travel out of the price. If you can tell us the nearest cross street we can usually place you immediately and quote without a site visit. Where a property is unusual — a lot of divided lites, difficult access, a steep lot — we would rather come and look than guess at a number you would then have to have corrected.

Doing It on One Visit

Most Cedar Springs customers book this alongside window cleaning. Partly that is price — one visit rather than two — and partly it is sequence. Washing walls after cleaning glass puts dirty water back on clean panes, and hanging lights before clearing gutters means working around your own strands in January. We handle the order so you do not have to think about it.

House Washing in Cedar Springs — Questions

Still wondering about something? Call or text us at (208) 453-6760.

Will this damage my siding or my plants?

Not at soft-wash pressure. The mix is diluted, the beds are pre-wet and rinsed, and we never drive water behind lap joints. We are fully insured, and we will point out anything already failing before we wash it.

How often should a Meridian house be washed?

Every one to two years for most homes. North-facing walls and any elevation shaded by a fence or neighbouring house grow back faster and may want annual attention.

What does it cost?

$0.18 per square foot for soft washing, quoted off the wall area rather than the home's floor plan. Combining it with a window cleaning on the same visit is the cheapest way to do both.

Do you wash the windows as part of it?

The wash will rinse them but it is not a window cleaning — soft-wash mix leaves residue on glass. If you want the windows done properly, book them together and we do the glass after the walls, in that order for a reason.
