The Sprinklers Are Doing This, Not the Weather

Nearly every subdivision in Meridian, Cedar Springs included, waters its yards off pressurized irrigation — untreated surface water off the canal system, piped to the sprinklers on a separate back-lot line. Settlers Irrigation District supplies it here. The City of Meridian is explicit that this is surface water and not drinkable, and the same property that makes it undrinkable makes it hard on windows: it carries suspended silt from the canal and dissolved calcium and magnesium picked up along the way. A head that clips a pane leaves the silt as a gritty film and the mineral as a bonded ring. Repeat that three times a week from April through October and the ring stops being a deposit and starts etching. Soap moves the silt around and does nothing to the mineral, so we run 100% deionized water instead — stripped of its own minerals, it pulls the deposit into solution and dries leaving nothing behind.

Deposit Is Cumulative, and This Glass Has History

Two decades of sprinkler cycles have left most Cedar Springs panes with a mineral history rather than mineral dirt. The distinction matters because only one of them comes off. A deposit that has bonded but not yet etched responds to a dedicated dissolver and mechanical work; glass that has been etched has lost surface, and no product restores it. We check before quoting rather than after, and where a pane is gone we say so. Taking money to polish a window that cannot improve is not a service.

This is not upselling in reverse for its own sake — mineral that never lands is mineral we never have to remove, and a customer whose windows stay clean longer calls us back. Where glass sits in an unavoidable spray pattern, a sacrificial sealant is worth discussing, and we will be straight that it wears off rather than lasting forever.

There is no single right interval, and anyone quoting one without seeing the property is guessing. What drives it here is sprinkler exposure more than anything else. We will tell you what we think after the first visit, and it is frequently less often than people assume.

What Removing Soap Actually Changes

Traditional window cleaning puts soap on glass and then tries to remove all of it. What stays behind is invisible on the day and obvious a fortnight later, because it is tacky and it collects. Deionized water skips the problem entirely: no surfactant goes on, so none is left. The practical result on a Meridian home is a longer interval between cleanings, and no streaking in the raking light that shows up every other method.

Height, Ladders and Poles

Homes here carry the tall glass packages that came in with modern Meridian floor plans — two-story great-room windows, stairwell glass and wide sliders, usually concentrated on the back elevation where no step ladder reaches. Water-fed poles do most of it. The advantage is not only safety — rinsing at height with deionized water means the top of the pane gets the same treatment as the bottom, which is not true of a squeegee reached out at arm's length from a ladder. Where the elevation genuinely will not allow a pole we set ladders properly, on levelled feet, with the landscaping protected. We are fully insured, and we do not take on rope-access work.
