What Grows and Settles on Chesterfield Siding

The thing that shapes this job most is that Chesterfield is a staged build-out recorded 2006–2018 across 4 phases, which puts the oldest homes here well ahead of the newest (ZIP 83642, about 46 acres). Meridian exteriors collect three separate things. On the north and east elevations, where sun never fully dries the wall, you get algae and mildew as a green-black film. Along the bottom three feet you get mud splash and irrigation overspray staining — the same canal mineral that marks the glass marks the siding, and on light-colored vinyl it reads as a permanent dingy band. Everywhere else you get the I-84 band, where freeway particulate settles out onto everything within a few blocks of the interchange. Each needs different treatment, which is why a single pass with a pressure wand does a poor job on all three. We pre-wet and post-rinse every bed on the wash path, tarp anything sensitive, and keep the mix off turf. It will not fix oxidized vinyl. If your siding has chalked to the point that a dry hand comes away white, washing removes the dirt and reveals the oxidation underneath — that is a painting or replacement question and we will say so before we start rather than after.
