What Grows and Settles on Dartmoor Siding

Worth knowing first: Dartmoor is an established 1980s–90s neighborhood, recorded 1994–1995 on one plat (ZIP 83642, about 79 acres). Meridian exteriors collect three separate things. On the north and east elevations, where sun never fully dries the wall, you get algae and mildew as a green-black film. Along the bottom three feet you get mud splash and irrigation overspray staining — the same canal mineral that marks the glass marks the siding, and on light-colored vinyl it reads as a permanent dingy band. Everywhere else you get Eagle Road traffic film — brake dust and diesel particulate carried off the busiest arterial in Ada County. Each needs different treatment, which is why a single pass with a pressure wand does a poor job on all three. On Dartmoor lots that water comes off the Boise Project Board of Control's pressurized line, which is why the problem shows up street-wide rather than house by house.

Soft Wash, Not Pressure — and Why That Matters Here

House washing is a chemical process, not a force one. We apply a surfactant-and-sodium-hypochlorite blend at low pressure, give it dwell time to kill the organic growth at the root, and rinse. High pressure on siding drives water up behind lap joints and into the wall assembly, strips the chalking layer off aging vinyl, and on the stucco and manufactured stone common in newer Meridian elevations it will take the finish off outright. Soft washing kills the algae rather than knocking the top off it, which is why it stays gone measurably longer. Being this close to Victory means the road-facing elevation is always the one that needs the most attention.

Plants, Pets and the Irrigation Line

We pre-wet and post-rinse every bed on the wash path, tarp anything sensitive, and keep the mix off turf. Meridian yards are almost all on pressurized irrigation with the heads set close to the foundation, so we also make sure the system is not running mid-wash — a cycle firing partway through re-wets the wall and streaks it. If you know your zone schedule, tell us when we book and we will work around it. Dartmoor routes off Victory, so getting here is not a special trip.

The Honest Limits

Soft washing removes organic growth and dirt. It will not fix oxidised vinyl, it will not remove efflorescence out of masonry, and it does not repaint anything. If your siding has chalked past the point of washing, we will say so before we start rather than after. Saying this plainly costs us the occasional booking and saves everybody the version where you find out on the day.

Dartmoor is on our regular Meridian route, not a special trip. We already work E Kingsbridge Dr, E Darlington Dr, E Kingsbridge St and S Terri Pl inside the subdivision. It routes off Victory, which is how we keep travel out of the price. We schedule by area rather than by first-come, which keeps drive time down and means we can hold prices where they are. It also means there is usually a crew working within a few streets of you most weeks of the season.
