Dartmoor sits in southeast Meridian south of Victory, between Eagle Road and Cloverdale in 83642, and it is an established 1980s–90s neighborhood, recorded 1994–1995 on one plat. Nearly every subdivision in Meridian, Dartmoor included, waters its yards off pressurized irrigation — untreated surface water off the canal system, piped to the sprinklers on a separate back-lot line. the Boise Project Board of Control supplies it here. The City of Meridian is explicit that this is surface water and not drinkable, and the same property that makes it undrinkable makes it hard on windows: it carries suspended silt from the canal and dissolved calcium and magnesium picked up along the way. A head that clips a pane leaves the silt as a gritty film and the mineral as a bonded ring. Repeat that three times a week from April through October and the ring stops being a deposit and starts etching. Soap moves the silt around and does nothing to the mineral, so we run 100% deionized water instead — stripped of its own minerals, it pulls the deposit into solution and dries leaving nothing behind.
Most original units in Dartmoor are past thirty years, and at that age the failure mode is the seal rather than the glass. A double-pane that has lost its seal fogs between the panes, and no cleaning on either side reaches it — we say that on the spot rather than charging you to discover it. What we can do is avoid making it worse: nothing high-pressure near the seal line, no metal along the glazing bead, and frames of this vintage hand-detailed rather than power-washed. Screens this old are brittle, so they get pulled and washed flat rather than scrubbed in place.
A screen is a filter, and it has been doing its job all summer. Canal silt dries in the weave and greys the whole view, so a perfectly clean pane behind a loaded screen still looks dirty. We would rather you added screens to the booking than paid for a window clean and felt it had not worked.
Cleaning without changing the cause buys one season. On a Dartmoor lot it is almost never every head that is the problem — it is two or three throwing onto glass, and a quarter turn on each does more for the next six months than the cleaning itself. We point them out while we are there. It costs you nothing and it is the single highest-value thing anyone can tell you about Meridian windows.
The valley inversion holds particulate at ground level for weeks at a time, and it settles on glass as a fine grey film that is not dirt in the ordinary sense. Exterior cleaning still works in winter — pure water does not freeze on the pane at the temperatures we work in, and we simply do not book when it is genuinely too cold. Interior condensation is a separate matter: that is indoor humidity meeting cold glass, and no cleaning changes it. Ventilation does.
We do not do rope access or high-rise work, we do not repair or replace windows, and we do not re-screen. We cannot remove etching, and we will tell you when that is what you have rather than selling a polish that will not change it.
