Highland is Emmett's newest master-planned build-out off Substation Road, and the siding is uniform in a way the rest of the valley isn't: vinyl lap on most elevations, fiber cement and board-and-batten on the upgraded plans, stone veneer wainscot across the front. New siding, but it doesn't stay clean here.
Because Highland went up in phases under one set of architectural standards, the exteriors repeat. Most houses are vinyl lap with a stone or cultured-stone wainscot on the street face, and the bigger plans mix in fiber cement lap or board-and-batten gables. That's a different job than the painted wood and old aluminum you find on Emmett's downtown streets. Vinyl needs low pressure and the right detergent dwell time or you drive water up behind the laps. Fiber cement takes a wash fine but its factory paint film will chalk if you scrub it. Stone veneer is the one people underestimate: the mortar joints are porous, they hold algae and sprinkler mineral, and they need to be soaked and rinsed rather than blasted, because a hard tip strips the joint sand right out.
Sprinkler line is the most common call in Highland. Emmett groundwater runs roughly 10 to 15 grains hard, and new-lawn irrigation heads set close to the foundation throw straight onto the bottom three or four feet of siding. Over a summer that lays down a chalky white or rust-tinted band that stops in a clean horizontal line right where the spray arc ends. Second is north-wall algae. North elevations here stay shaded and damp longer, especially where new landscaping crowds the wall, and vinyl grows a thin green film there while the south side still looks new. Third is sun-side chalking. West and south walls take full Emmett summer sun with almost no mature tree cover in this development yet, and the vinyl surface oxidizes into a dusty film that transfers to your hand.
Run your palm down your south or west wall. If it comes back with a white powder on it, that's oxidation in the vinyl itself, not dirt sitting on top of it. A soft wash removes the loose chalk and evens the wall out, and it will look noticeably better, but it cannot put the original sheen back into sun-faded vinyl. Anyone telling you pressure alone restores that is going to disappoint you. Same story with hard-water etching on stone veneer that's been under a sprinkler for several seasons. We'll get the surface deposit off and tell you straight if what's left is permanent staining rather than something worth paying us to keep attacking. If your house is only two seasons old and the only issue is a light sprinkler band, we'll say so and quote just that wall.
House washing runs $0.18 per square foot of wall area, and it's a soft wash, not a pressure blast. We apply a detergent that does the work chemically, let it dwell, then rinse at low pressure so the siding, the window seals, and the caulk joints all stay where they belong. Newer Highland yards mean young sod and fresh plantings, so we pre-wet and post-rinse landscaping around the foundation. Sprinkler-band mineral on the lower courses gets worked separately because detergent alone won't touch calcium. High-pressure tips on vinyl also crack the nail hem and blow out caulk around trim. If someone quotes you a house wash and shows up with a turbo nozzle, that's the wrong tool for a Highland exterior.
