A Planned Community, Not Acreage

Highland isn't the same animal as the acreage and farmhouse infill scattered through the rest of Emmett Valley. It's a single master-planned development off Substation Road on the north side, built out in phases toward roughly 240 lots, with its own site at highlandidaho.com and its own architectural standards. That puts it in the same conversation as Dagger Falls and Skyhawk, the other big 2020s subdivisions feeding off Substation, more than with the historic downtown core or the outlying gravel-road properties. For us that means Highland reads more like a Meridian or Star subdivision than like classic Emmett — bigger lots, uniform new construction, HOA-maintained entries — which is exactly why it deserves its own page instead of getting lumped into generic Emmett copy.

New-Construction Glass Has Its Own Problems

Highland is going up in vinyl double-pane sliders and casements, tall great-room glass, and transom windows stacked above garages — a completely different window than the wood double-hungs downtown or the aluminum sliders in Emmett's 1970s ranch belt. New construction brings its own soiling that has nothing to do with age: builder protective film left on through move-in that bakes into an adhesive haze if it sits through a summer, stucco and paint overspray flecked across ground-floor panes from the finish crews, and mortar or grout splash on stone accent walls right next to glass. None of that comes off with a garden hose, and pressure-washing it risks the trim and the fiber cement siding. It needs to be worked loose, not blasted.

What's Actually Landing on the Glass

Highland's build-out is still in progress, and unfinished lots mean bare dirt, gravel shoulders, and dump trucks working streets that don't have a full canopy or established lawns yet to hold dust down — every dry day kicks fines onto whatever glass is nearest the active section. Layer in Emmett's own groundwater, pulled from wells 380-500 feet down and running 10 to 15 grains hard, and a new Highland picture window can spot in the time it takes a sprinkler head to dry in July heat. Homes on the edge of the development bordering irrigated farm ground get a second problem: untreated canal water thrown by wheel lines and impact guns, carrying silt and algae well above where a residential rotor would ever reach.

Working the Neighborhood Efficiently

New-build lots in Highland run wider than the older in-town parcels, with cul-de-sac layouts and HOA-kept entries that make routing straightforward — no gravel two-tracks or locked gates to navigate.
