Highland's sprinkler systems went in with the subdivision, not forty years ago. On a phased build-out off Substation Road, that means the etching we find is usually young and still removable, and it clusters in predictable places: ground-floor panes facing lot-line heads, and whatever sits downwind of the HOA turf at the entries.
Hard water damage is a clock problem more than a water problem. Emmett groundwater runs roughly 10 to 15 grains hard across the valley, so the mineral load hitting a pane in Highland is about the same as the mineral load hitting a 1970s ranch on Washington Avenue. The difference is how many summers it has been doing it. Highland's systems were installed with the lots, on a modern phased build, so most homes here have a handful of seasons of buildup instead of thirty. That is why two houses a mile apart in Emmett can need completely different work. In Highland we are usually removing deposit that has bonded but not yet cut into the glass. Downtown, on the same water, we are often telling people the pane is done.
Highland has HOA-kept entries and common landscaping, and those areas get watered on a schedule nobody in a house controls. Common-area rotors are set to throw far and cover turf, not to respect a window line, so homes fronting or cornering onto common green consistently take more mineral than interior lots do. Individual lot systems are a different animal: those were aimed by whoever installed them at closing, and one badly set spray head on a foundation bed will hammer the same two panes every single cycle for years. Some Emmett-area lots also irrigate off district canal water rather than the domestic well, which adds silt and algae staining on top of calcium. When we quote, we ask which one you are on, because it changes what we are removing.
On Highland's newer floor plans the damage is almost never uniform. Ground-floor panes within about fifteen feet of a head take the worst of it, along with window wells and any daylight basement glass sitting right at spray height. Second-story great-room glass and the transoms above the garage usually stay clean, because residential rotors do not throw that high, unless a common-area gun on the street side is reaching further than it should. Prevailing summer wind pushes drift toward the northeast side of a house, so a west-facing pane can look fine while the corner around it is chalked. We walk the house and mark panes before pricing rather than quoting the whole home at one severity, since on most Highland lots only six to twelve panes actually need the work.
Here is the honest part, and it is the thing most people want to know before they spend money. Mineral damage comes in three stages. Fresh deposit wipes off with pure water. Bonded scale needs a restoration compound and a polishing pad, and it comes back clear. Etched glass is different: the mineral has pitted the surface itself, and there is no chemical, pad, or pressure washer that restores it. Pressure makes it worse by driving grit across a compromised surface. Test it yourself. Wet the pane and look at it soaked. If the cloudiness disappears while it is wet, it sits on top and we can take it off. If you still see the pattern of the sprinkler arc through the water, that pane is etched and the only real fix is replacement. We will tell you that on site instead of taking the job.
Stain removal is quoted by severity, not by pane count, because a lightly clouded slider and a three-season crusted picture window are not the same labor. Restoration work is included on our Monthly membership. Whichever route you take, get the head adjusted afterward or you are buying the same job again next August. On an individual lot system that is a five-minute turn of the nozzle screw. On HOA common turf it is a note to the board or the landscape contractor, and it is worth sending, because those heads are hitting more than your house. We are locally owned, fully insured, and run 100% pure deionized water on the window work itself so nothing we leave behind gives the next irrigation cycle something to bond to. Same-day and next-day slots, and no contract on memberships.

Yes, and we see it regularly here. A misaimed head running daily through an Emmett summer can bond visible scale in two or three seasons. The good news is that at that age it is almost always still removable. Damage that has crossed into permanent etching usually takes many more years than Highland has been built out.
We can still clean the glass, but the cycle repeats unless the head gets adjusted, and you cannot adjust equipment you do not own. Send the board or the landscape contractor a photo of the arc hitting your house. Common-area rotors are set for turf coverage, so if it is reaching your windows it is likely reaching your neighbors' too.
That is the first thing we do. We wet the pane and look at it soaked. If the cloudiness vanishes under water, it is surface deposit or bonded scale and it comes off. If the sprinkler pattern still shows through the water, the glass is etched and no product will restore it. We would rather tell you that up front than charge you for a pane that will not improve.
No, and it can do real damage. Pressure moves water fast but does nothing to dissolve or abrade bonded mineral, and on new construction it risks driving water past the seals and beating up the vinyl frames and fiber cement around them. Scale removal needs a restoration compound worked mechanically against the deposit. We save the pressure equipment for hardscape and gutters.
We work by severity and use the least aggressive method that will do the job, protecting frames, screens, and surrounding trim as we go. Low-E coatings on modern Highland windows sit on the interior surface of the sealed unit, so exterior restoration does not reach them. If a pane has a rare exterior coating, we will identify it and adjust rather than risk it.
Restoration is included on our Monthly membership. As a one-time job it is quoted by severity after we look at the actual panes, since a lightly hazed slider and a badly crusted picture window are very different work. Memberships have no contract, and every visit carries our 7-Day Rain Guarantee.
