What the siding out here actually is

Milestone Ranch is 2015-onward construction, and the exterior package reflects that era: fiber-cement lap siding, board-and-batten on the gables and accent walls in the modern-farmhouse look, stone or cultured-stone wainscot at the base, and dark trim against a light body color. A few elevations run stucco. What that means for washing is that almost nothing out here is aging wood or brittle old vinyl — it is factory-finished cementitious board with a baked-on coating. That finish is tough, but it is still a coating, and coatings have rules. Too much pressure drives water up behind the laps and into the butt joints, and it burns the finish off in streaks that only paint will fix. On these houses the cleaning is chemistry first and pressure second, every time.

The sprinkler line is what goes first

The first thing to go on a Milestone Ranch house is not the whole wall. It is a band running from about knee height to waist height along whichever elevations the irrigation heads reach. Star runs untreated pressurized irrigation from roughly mid-April through mid-October, straight off the canal system, and it carries silt and dissolved iron. Spray that against light-colored fiber cement six days a week for six months and you get the orange-brown line every homeowner out here recognizes. It is not dirt, and it does not come off with soap and pressure. Iron staining takes an oxalic-based rust treatment brushed on and rinsed, and a stain that has had three or four seasons to set will often lighten rather than vanish. The permanent fix is turning the head away from the wall.

North-side algae versus sun-side chalking

North and east elevations, plus anything shaded by the fence line or a maturing landscape tree, grow the green-black film first. That is algae, and it lives on moisture that never fully burns off. It is the easiest thing on the house to deal with — a soft-wash mix, dwell time, rinse, and the wall comes back. The south and west walls are the opposite problem. Several seasons of Idaho sun break down the binder at the paint surface and the pigment starts shedding as a fine powder. Drag a dry hand across the sun side; if it comes back chalky white, that is oxidation, not soil. We can wash the loose chalk off and the wall will look better, but the color will not come back and the chalking will return. That one is a paint conversation, and we will tell you so instead of selling a wash that cannot fix it.

Soft wash, not pressure

Soft washing means the solution does the cleaning, not the water pressure. We apply closer to garden-hose pressure than pressure-washer pressure, let dwell time work on the algae and road film, then rinse top down. On fiber cement that protects the factory finish and keeps water out of the butt joints and from getting behind the laps. On the stucco elevations it matters more — high pressure chases hairline cracks and takes the sand finish with it. Windows get shut, and we soak the planting beds before and after, because the runoff reaches the landscaping before it reaches the ground. Heavy stone veneer at the base gets rinsed separately; mortar joints tend to hold cleaner longer than the painted board above them.
