Driveways around Sugar Hill, Maysville, Fanning and Chamblee are wider and longer than what you find on Star's tighter production streets — a lot of them run a three-car apron plus a side pad or an RV strip, and the walkway from the drive to the front door is its own slab. All of it is standard broom-finish concrete, which is the right surface for traction in a Star winter and the worst surface for staying clean. The broom grooves are little parallel trenches that hold silt, pollen and irrigation mineral. A garden hose skims the tops of the ridges and leaves the grooves loaded, which is why a driveway can look dirty again two days after you rinsed it. A surface cleaner run at the right pressure pulls out of the grooves instead of across them.
Star runs untreated pressurized irrigation from roughly mid-April to mid-October, and that water carries iron and dissolved mineral straight out of the canal system. On a big lot with a lot of head coverage, any head throwing onto concrete paints the same fan-shaped arc onto the slab over and over all summer. By August it reads orange-brown and follows the exact sweep of the head. Here is the honest part: that is a mineral deposit bonded into the concrete, not dirt sitting on top of it. Pressure alone does not take it out — you can strip the surface paste off the slab and the orange will still be there. It takes an oxalic or specialty rust treatment, dwell time, then a rinse. And unless the head gets adjusted down or a deflector goes on, it starts rebuilding the following spring.
Newer sections of Milestone Ranch still have homes finishing out, and the concrete shows it: mortar and stucco splatter along the garage apron, saw-cut slurry in the joints, drywall mud and paint drips near the front walk, and tire scuff from a season of trade trucks. Most of that comes off cleanly. Two things to know before you book. First, fresh concrete needs time — if your slab was poured in the last couple of months, we would rather wait than blast the surface paste off green concrete and leave you with a permanently rougher, more porous driveway. Second, white chalky bloom is usually efflorescence, salt migrating out from inside the slab. We can knock it back, but it comes from within the concrete and can return after the next wet stretch. That is the slab, not the wash.
Plenty of homes out here have paver patios, paver banding at the driveway edge, or a stamped back patio off the great room. Pavers get washed differently than a driveway. Full pressure into a paver joint strips the polymeric sand out in one pass, and once the joints are empty the pavers start rocking and weeds move in — a fast clean that costs you a re-sand. Last spring is fine. Concrete poured within the last month or two is not. Green concrete has not fully cured, and washing it strips the surface paste and leaves the slab rougher and more porous, which makes it dirtier faster for the rest of its life.
