Norterra went up in Star's newest wave of construction, and it's built the way production builders were building then: lap vinyl over most of the elevation, with a stone or cultured-stone veneer wainscot across the front and stucco or board accents in the gables. A few elevations carry more stone than others depending on the plan, but vinyl is what you're mostly washing. That matters because vinyl is the one siding that will absolutely take damage from a pressure washer held wrong — water driven up behind the laps, chalked panels stripped unevenly, or a wand mark you can't undo. We soft-wash it. Low pressure, the right cleaner, enough dwell time to do the work chemically instead of mechanically. On the stone veneer and stucco we adjust the mix, because those are porous and hold a cleaner longer than vinyl does.
This is the stain Norterra homeowners call about most. Star runs on untreated pressurized irrigation drawn off canal water, and on lots this compact the heads sit close enough to the house that they hit the siding directly every cycle. Over a couple of seasons you get an orange-brown band across the bottom two or three feet of the wall, worst on whichever elevation catches the most overspray. Here's the honest part: that band is iron and mineral deposit, not dirt, and a soft wash by itself will not remove it. It cleans everything around it and leaves the stain looking sharper than before. Rust needs a separate oxalic treatment, applied after the wash. On vinyl it usually comes out clean. On porous stone veneer it often only lightens, and we'll tell you which one you've got before we quote it.
Paired homes have a shade problem detached houses don't. The side yard between units is narrow, walled on one side, and gets almost no direct sun — so on the north-facing elevation it stays damp long after the rest of the house has dried. Add sprinkler overspray that never fully evaporates and you grow algae: a green or gray-black film that starts in the shadow line under the eaves and works down. Pressure alone knocks the visible layer off and it looks fixed for about three weeks, because the root structure is still in the surface. A soft wash with a proper sodium hypochlorite mix and real dwell time kills it, which is why the north wall stays clean until the next season instead of the next month. That side yard is also the tightest access on the property, so we plan for it.
The other half of the job is the opposite exposure. West and south walls in Star take full afternoon sun with no tree cover to speak of in a subdivision this young, and vinyl responds by oxidizing. Run your hand down a south-facing panel — if you come away with a white powder on your palm, that's chalking, not dirt. Washing removes the chalk and the house looks dramatically better, but it doesn't put pigment back. On badly oxidized panels the color underneath can read slightly uneven once the chalk is gone, especially against a north wall that never faded. That's not damage from the wash, it's what was already under there. We'd rather you hear it before we start than notice it after.

High pressure drives water up behind the laps where it sits in the wall cavity, and on sun-faded panels it strips chalk unevenly and leaves wand marks. We soft-wash at low pressure and let the cleaner do the work. Same approach on the stone veneer and stucco accents, just a different mix.
That's iron from Star's untreated irrigation water, not dirt, and a standard house wash won't touch it — it'll actually stand out more once the surrounding siding is clean. It needs a separate rust treatment after the wash. On vinyl that usually clears it completely. On stone veneer it's porous enough that we often only lighten it, and we'll say so upfront rather than promise a full removal.
For your own wall, no. The side yard between paired units is narrow, though, and we sometimes need a few feet of standing room on the neighbor's side or access through a shared gate. A quick heads-up to them beforehand makes the day go smoother. If there's genuinely no access to that elevation, we'll tell you before we quote instead of billing for wall we can't reach.
Most homes here do fine on once a year, timed for late spring after the field dust settles down. The exception is the north-facing and shared-wall side — if algae is coming back on that elevation within a few months, it's usually a sprinkler head aimed at the wall keeping it wet. Adjusting that head does more good than washing twice.
Not the fading itself. On west and south walls the chalky white film is oxidized vinyl, and washing removes the chalk but doesn't restore color. The house looks far better afterward because you're seeing actual siding instead of a powder layer, but if a panel has genuinely faded, it's still faded underneath. Anyone who tells you a wash restores color is selling you something.
