What We Are Cleaning Off Norterra Glass

Norterra is still filling in, which means scraped lots, unpaved stub streets and concrete cutting within a block or two of finished homes. On a Star home the exterior glass is carrying three separate things, and they do not come off the same way. There is field silt from the northwest wind fetch that carries Canyon County field dust through spring disking, summer hay cuttings and fall silage chopping. There is bonded mineral from pressurized irrigation overspray. And on newer construction there is concrete and drywall fine dust that is alkaline and slightly abrasive. Soap and a squeegee smears the first, ignores the second and grinds the third into the glass. We run 100% deionized water instead — no soap at all. Deionized water is stripped of its own minerals, so it actively pulls the existing deposit into solution and then dries with nothing left behind to attract the next round of dust.

The RainShield Finish, and Why There Are No Streaks

Streaks are a soap problem. Surfactant residue left in the corners and along the frame line is what you see when the sun hits a window at a low angle two days after a cleaning, and it is also what the next dust storm sticks to. Because we never introduce soap, there is nothing to leave behind. The glass sheets water off rather than beading it, which is what we call the RainShield finish, and it is why a Star home holds a cleaning measurably longer with pure water than with a traditional wash. It also means we can work in direct sun without racing evaporation, which matters in July here.

Reaching the Upper Glass in Norterra

Norterra runs production floor plans with the tall great-room glass typically on the back elevation. We reach that from the ground with carbon-fiber water-fed poles wherever the elevation allows, which keeps ladder feet off finished landscaping, off window wells and off the roofline. Where a pole will not reach a pane cleanly we ladder it properly rather than settling for a poor result. Both crews are fully insured. Longer elevations on these lots just mean more setups, not a harder job.

Frames, Tracks, Seals and Screens

Exterior service covers the glass, the frame and the exterior sill. We stay off the seal line between panes with anything high-pressure or metal — a compromised seal on a double-pane unit gives you permanent fog between the glass, which no cleaning fixes. Even on new construction the factory seals deserve the same care. Screens come off, get cleaned separately and go back — a clean window behind a dirty screen re-streaks the first time the sprinklers run, so the two really are one job. Screen cleaning is $50 on top of a window service and is free once a year on any membership.
