Riverside Village houses went up between the 1970s and the 90s on lots that back the Boise River and its internal ponds. That means cedar, T1-11 panel and later vinyl re-sides sitting in river-bottom humidity, under cottonwood shade, with ditch-fed sprinklers hitting the bottom three feet all summer.
Riverside Village and the Woods and North Shore pockets around it went up mostly between the 1970s and the 90s, and the siding shows it. On the original ranches and split-levels you get cedar lap, board-and-batten, and a lot of T1-11 plywood panel, usually with a brick or river-rock wainscot across the front and painted wood trim everywhere else. A good share of these houses were re-sided in vinyl in the late 90s and 2000s, so it is normal to find vinyl on three walls and original cedar tucked under a covered entry. Those materials do not behave the same. Cedar and T1-11 drink water through the grain and fuzz up if you hit them hard. Late-90s vinyl is thin and 25-plus years into UV. Brick and rock take soap fine but hang onto mineral spotting. Everything gets soft-washed at $0.18 per square foot.
This ground has been irrigated off gravity ditch water since the Thurman Mill Ditch Company started serving it in 1866, and that water carries silt and iron along with dissolved minerals. Heads set close to the foundation throw it against the bottom two or three feet of siding every night all summer, and by August you get a tan-to-orange band that stops in a straight line where the spray arc quits. On vinyl and sound paint, most of that band releases with a soft wash and proper dwell time. On unsealed cedar, raw T1-11 and porous brick, the iron soaks into the material rather than sitting on it, and part of it stays. Worth saying plainly: pressure will not fix that. Turning up the gun tears the wood face open while the stain sits right where it was. If a band survives our wash, the answer is redirecting the heads and a stain-blocking primer, not more PSI.
Riverside Village sits in the river bottom under cottonwood canopy that stands right at the bank and pond edges, so morning fog and dew hang on the shaded walls for hours instead of burning off by nine. North-facing walls and anything on the water side grow a green-black algae film, usually showing up as vertical streaking below gutter seams and under eaves where runoff keeps a strip damp. That is biological growth, not dirt, which is why hosing it or blasting it comes back within a season. Our soft wash uses a cleaning solution with dwell time to kill it at the root, then a low-pressure rinse. Same wall gets washed, same wall stays clean a lot longer. On a shaded river-side wall, expect to be back on it once a year even when the sunny sides look fine for two or three.
The south and west walls have a different problem. Vinyl from the re-siding era oxidizes under direct Idaho sun and turns chalky, so you drag a finger across it and come away with white powder. A soft wash strips that chalk layer off and the wall reads clean and even again, but the color underneath does not come back. No wash restores pigment, and anyone telling you otherwise is selling something. Same story on painted cedar and T1-11: if the paint is already chalking and the film is failing, washing will lift loose flakes, and we back the pressure down and tell you rather than stripping a wall you were not planning to repaint. What we will not do is spot-wash one sunny elevation, because a clean patch next to a chalked one looks worse than leaving it alone.

Not the way we do it. Soft washing runs cleaning solution at garden-hose pressure and lets the chemistry do the work, so nothing is driven into the grain. A pressure washer held on cedar or T1-11 will raise the fibers, fuzz the face and force water behind the panel seams. If a contractor quotes you a pressure wash on wood siding, that is the wrong tool for this house.
Usually most of it. That band is ditch-water iron and silt from sprinkler overspray. On vinyl and sound paint it comes off well. On raw cedar, weathered T1-11 or porous brick, the iron has soaked into the material, and no amount of washing pulls it back out. We will get it as far as it goes and tell you honestly where the line is instead of grinding on it.
Because it is algae, and this is a river bottom with cottonwood shade holding moisture on that wall most of the day. If it was only rinsed off, the spores stayed and regrew. A soft wash with real dwell time kills it rather than just removing the visible layer, which buys you a full season or more. On a heavily shaded water-side wall, annual washing is realistic maintenance, not a failure.
No. Washing removes the chalky oxidation sitting on the surface, which makes the wall look cleaner and far more uniform, but the faded pigment underneath stays faded. That is a paint or replacement question, not a washing one. We would rather set that expectation up front than have you look at a clean wall and wonder why it still reads dull on the south side.
