House Washing in Silverleaf, Meridian, Idaho

A Silverleaf exterior collects three different things, and only one of them is dirt. The subdivision sits in north Meridian between Ten Mile and Linder, just south of Chinden in 83646, and it is platted 2005–2007 across 4 phases — mature landscaping, original windows on most homes. At roughly 48 acres it is a mid-sized pocket, and that scale is part of the quote. The pressurized irrigation here is mapped to Settlers Irrigation District.

What Grows and Settles on Silverleaf Siding

Silverleaf is platted 2005–2007 across 4 phases — mature landscaping, original windows on most homes (ZIP 83646, about 48 acres). Meridian exteriors collect three separate things. On the north and east elevations, where sun never fully dries the wall, you get algae and mildew as a green-black film. Along the bottom three feet you get mud splash and irrigation overspray staining — the same canal mineral that marks the glass marks the siding, and on light-colored vinyl it reads as a permanent dingy band. Everywhere else you get north Meridian's open-ground wind fetch, which still carries construction and field dust off the sections that have not been built yet. Each needs different treatment, which is why a single pass with a pressure wand does a poor job on all three. Across roughly 48 acres it is remarkably consistent — Silverleaf is one job, not thirty different ones.

Soft Wash, Not Pressure — and Why That Matters Here

House washing is a chemical process, not a force one. We apply a surfactant-and-sodium-hypochlorite blend at low pressure, give it dwell time to kill the organic growth at the root, and rinse. High pressure on siding drives water up behind lap joints and into the wall assembly, strips the chalking layer off aging vinyl, and on the stucco and manufactured stone common in newer Meridian elevations it will take the finish off outright. Soft washing kills the algae rather than knocking the top off it, which is why it stays gone measurably longer. That holds across 83646 generally, not just on this plat.

Where House Washing Stops

It will not fix oxidized vinyl. If your siding has chalked to the point that a dry hand comes away white, washing removes the dirt and reveals the oxidation underneath — that is a painting or replacement question and we will say so before we start rather than after. It also will not remove efflorescence from brick or block, which is mineral coming out of the masonry from the inside. We are happy to look and tell you which one you have. Tell us you are in Silverleaf off Chinden and we can place you immediately.

What It Pairs With

Most Silverleaf customers book this alongside window cleaning. Partly that is price — one visit rather than two — and partly it is sequence. Washing walls after cleaning glass puts dirty water back on clean panes, and hanging lights before clearing gutters means working around your own strands in January. We handle the order so you do not have to think about it.

What This Service Does Not Cover

Soft washing removes organic growth and dirt. It will not fix oxidised vinyl, it will not remove efflorescence out of masonry, and it does not repaint anything. If your siding has chalked past the point of washing, we will say so before we start rather than after. We are locally owned and fully insured, and we would rather point you to the right trade than take work we cannot finish well.

House Washing in Silverleaf — Questions

Still wondering about something? Call or text us at (208) 453-6760.

Will this damage my siding or my plants?

Not at soft-wash pressure. The mix is diluted, the beds are pre-wet and rinsed, and we never drive water behind lap joints. We are fully insured, and we will point out anything already failing before we wash it.

How often should a Meridian house be washed?

Every one to two years for most homes. North-facing walls and any elevation shaded by a fence or neighbouring house grow back faster and may want annual attention.

What does it cost?

$0.18 per square foot for soft washing, quoted off the wall area rather than the home's floor plan. Combining it with a window cleaning on the same visit is the cheapest way to do both.

Do you wash the windows as part of it?

The wash will rinse them but it is not a window cleaning — soft-wash mix leaves residue on glass. If you want the windows done properly, book them together and we do the glass after the walls, in that order for a reason.
