What Grows and Settles on Sky Mesa Siding

Start with the build stage — Sky Mesa is still filling in — the plats recorded 2018–2022, across 4 phases (ZIP 83642, about 50 acres). Meridian exteriors collect three separate things. On the north and east elevations, where sun never fully dries the wall, you get algae and mildew as a green-black film. Along the bottom three feet you get mud splash and irrigation overspray staining — the same canal mineral that marks the glass marks the siding, and on light-colored vinyl it reads as a permanent dingy band. Everywhere else you get the working farm ground still south of Amity, which puts field dust on this glass through every spring disking and every fall silage run. Each needs different treatment, which is why a single pass with a pressure wand does a poor job on all three. Across roughly 50 acres it is remarkably consistent — Sky Mesa is one job, not thirty different ones.

Soft Wash, Not Pressure — and Why That Matters Here

House washing is a chemical process, not a force one. We apply a surfactant-and-sodium-hypochlorite blend at low pressure, give it dwell time to kill the organic growth at the root, and rinse. High pressure on siding drives water up behind lap joints and into the wall assembly, strips the chalking layer off aging vinyl, and on the stucco and manufactured stone common in newer Meridian elevations it will take the finish off outright. Soft washing kills the algae rather than knocking the top off it, which is why it stays gone measurably longer. That holds across 83642 generally, not just on this plat.

Where House Washing Stops

It will not fix oxidized vinyl. If your siding has chalked to the point that a dry hand comes away white, washing removes the dirt and reveals the oxidation underneath — that is a painting or replacement question and we will say so before we start rather than after. It also will not remove efflorescence from brick or block, which is mineral coming out of the masonry from the inside. We are happy to look and tell you which one you have. Doing It on One Visit

Most Sky Mesa customers book this alongside window cleaning. Partly that is price — one visit rather than two — and partly it is sequence. Washing walls after cleaning glass puts dirty water back on clean panes, and hanging lights before clearing gutters means working around your own strands in January. We handle the order so you do not have to think about it.

The Honest Limits

Soft washing removes organic growth and dirt. It will not fix oxidised vinyl, it will not remove efflorescence out of masonry, and it does not repaint anything. If your siding has chalked past the point of washing, we will say so before we start rather than after.
