Worth knowing first: Spurwing Challenge is a build-out of the late 2000s and 2010s, platted 2013–2014 on one plat (ZIP 83646, about 60 acres). Meridian exteriors collect three separate things. On the north and east elevations, where sun never fully dries the wall, you get algae and mildew as a green-black film. Along the bottom three feet you get mud splash and irrigation overspray staining — the same canal mineral that marks the glass marks the siding, and on light-colored vinyl it reads as a permanent dingy band. Everywhere else you get north Meridian's open-ground wind fetch, which still carries construction and field dust off the sections that have not been built yet. Each needs different treatment, which is why a single pass with a pressure wand does a poor job on all three. On Spurwing Challenge lots that water comes off Settlers Irrigation District's pressurized line, which is why the problem shows up street-wide rather than house by house.
House washing is a chemical process, not a force one. We apply a surfactant-and-sodium-hypochlorite blend at low pressure, give it dwell time to kill the organic growth at the root, and rinse. High pressure on siding drives water up behind lap joints and into the wall assembly, strips the chalking layer off aging vinyl, and on the stucco and manufactured stone common in newer Meridian elevations it will take the finish off outright. Soft washing kills the algae rather than knocking the top off it, which is why it stays gone measurably longer. It is the single most common thing we get called about in Spurwing Challenge.
It will not fix oxidized vinyl. If your siding has chalked to the point that a dry hand comes away white, washing removes the dirt and reveals the oxidation underneath — that is a painting or replacement question and we will say so before we start rather than after. It also will not remove efflorescence from brick or block, which is mineral coming out of the masonry from the inside. We are happy to look and tell you which one you have.
