The Bottom Four Feet Is Sprinkler, Not Dirt

On almost every house we look at in Star River Ranch, the worst-looking siding is the lowest three or four feet, and it is not road grime — it is irrigation water. Pressurized canal and river-fed irrigation carries silt and iron, and rotor heads set to cover big acreage lawns throw right onto the wall. On stucco you get a chalky white mineral band with orange bleed under it. On hardie and vinyl it reads as a dingy tide line that soap alone will not lift. Washing takes the film and the silt off. The orange iron staining is a separate problem that needs an oxalic treatment, not more pressure, and it comes back within a season if the heads keep hitting the wall. When we walk the house we mark which heads are the culprits so you can turn them down a few degrees.

River-Side and North Walls Grow Algae Here

Star River Ranch sits in a heavier overnight-dew band than the subdivisions two miles inland, because of the Boise River and the community lakes. That moisture plus mature cottonwood and willow shade is exactly what algae wants. The north elevation and anything facing the water grows a green-to-black film, worst behind foundation shrubs where air never moves and the wall stays damp until noon. That growth has roots into the surface. Blasting it with a pressure wand takes the color off and leaves the organism, so it is back dark within a few months. A soft-wash mix with proper dwell time kills it at the root and rinses clean, and the wall stays clear far longer. Inland Star houses can often stretch this to every other year. On the river side, plan on annually.

Sun-Side Chalking on West Walls

The west and southwest elevations out here face open pasture, river corridor, or lake with nothing shading them, and they take full afternoon sun from April to October. Painted stucco and older vinyl oxidize under that. Here is the diagnostic you can do yourself before you call anybody: press a dark cloth flat against the sunny wall and drag it a foot. If it comes away with a heavy pastel dust on it, that is chalk — oxidized paint or vinyl surface, not dirt. Washing removes the chalk layer and the wall will look cleaner and slightly lighter afterward, because we took the loose oxidation off. What washing cannot do is restore faded color. If the rub test loads up the cloth, you are due for paint eventually, and we will tell you that instead of selling you a wash that disappoints you.

Soft Wash, Because of What These Houses Are Built From

Stucco, hardie lap, and vinyl all fail the same way under a pressure wand — water driven up behind the material where it cannot dry. Stucco chips and the wand leaves permanent striping. Hardie takes water into the lap joints and up under the butt seams. Vinyl siding laps down and sheds water going down the wall, so a wand angled upward drives water behind the panels and into the sheathing. We soft-wash instead: low pressure, cleaning solution doing the work, thorough rinse from the top down. Landscaping gets pre-wet and rinsed after, which matters on the planted beds most of these lots carry. House washing runs $0.18 per square foot of wall area. Gutter faces and soffits are usually washed at the same time since we already have the wall wet.
