Pressurized irrigation off the canal system draws surface water with iron in it, and every rotor that throws across the edge of a driveway or a walkway leaves a rust deposit behind. On the long drives out here you can usually read the sprinkler pattern in the concrete — orange arcs at the head spacing, darkest where the throw lands hardest. That is a mineral bonded into the top layer of the slab, not soil sitting on it. Pressure alone will not lift it, and running the wand hot enough to try will etch the surface and leave wand lines you cannot undo. It comes off with an oxalic-based rust treatment dwelled and rinsed at moderate pressure. We do the rust step first, then wash. If you are re-staining every season, moving or shortening two heads usually does more than any amount of washing.
Concrete sitting near the community lakes and the river bottom stays damp longer than concrete two miles inland. On the north and east sides of the house, under deck overhang, and along the shaded stretch of a walkway heading toward the water, that damp turns into a thin algae film — slick when it is wet, gray-green when it dries, and easy to mistake for the concrete just being dirty. It is biological, so it grows back on the same footprint every year and comes back fastest where the sprinklers reach and the sun does not. We soft-wash those areas with a surfactant that kills the growth rather than blasting the surface, then rinse. Killing it buys you a considerably longer clean than stripping it off mechanically, which just leaves live spores in the pores of the slab.
The river corridor through Star is heavy with mature cottonwood and willow, and Star River Ranch sits right in the drop. Leaf litter that sits wet on a patio through fall leaches tannin — the brown leaf-shaped shadows you find in spring. Tannin is a dye, not a deposit, so it wants a degreaser and dwell time more than it wants pressure. The other thing we see out here is grit. Long drives, gravel shoulders, and equipment or trailer traffic on acreage lots grind fine rock into the surface and into paver joints. On broom-finish concrete a surface cleaner pulls it out evenly. On pavers we drop the pressure and stay off the joints, because a 4000 PSI wand will strip polymeric sand out of a paver field in one pass and you will be re-sanding the whole patio.
Three things on these lots do not respond to washing, and it is fair to know before you pay for it. Efflorescence — the chalky white bloom on newer slabs and retaining walls — is salt migrating out of the concrete itself. It will keep coming back until the slab finishes curing, usually a year or two, and washing it just resets the clock. Deep oil in a garage apron that has soaked for years may lighten but rarely disappears. And a slab that has been washed too aggressively before, with visible wand stripes, cannot be un-etched; the best we can do is clean it evenly so the stripes stop reading.
