Meridian exteriors collect three separate things. On the north and east elevations, where sun never fully dries the wall, you get algae and mildew as a green-black film. Along the bottom three feet you get mud splash and irrigation overspray staining — the same canal mineral that marks the glass marks the siding, and on light-colored vinyl it reads as a permanent dingy band. Everywhere else you get the I-84 band, where freeway particulate settles out onto everything within a few blocks of the interchange. Each needs different treatment, which is why a single pass with a pressure wand does a poor job on all three. With 13 phases recorded here, the older streets show it further along than the newest ones, and we price accordingly.

Plants, Pets and the Irrigation Line

We pre-wet and post-rinse every bed on the wash path, tarp anything sensitive, and keep the mix off turf. Meridian yards are almost all on pressurized irrigation with the heads set close to the foundation, so we also make sure the system is not running mid-wash — a cycle firing partway through re-wets the wall and streaks it. Will this damage my siding or my plants?
