Why The Landing Has a Hard Water Problem Specifically

The Landing is a phased community rather than one built all at once, recorded 1991–2024 across 13 phases (ZIP 83642, about 128 acres). This is the service Meridian needs more than any other city we work, and pressurized irrigation is the reason. Sprinkler water comes off the Boise Project Board of Control's system, not the city main. That is untreated canal water, and it is carrying both suspended silt and dissolved calcium and magnesium. When a sprinkler head throws onto a window, the water sheets, evaporates in the dry valley air, and leaves the mineral behind as a ring. The next cycle lands on top of it. Over a season that becomes a bonded scale; over a few years it becomes etching, where the mineral has eaten microscopic pits into the silica and is now sitting inside them. The city's own culinary supply is hard as well — City of Meridian culinary water, which the city puts at about seven grains per gallon — so hose-rinsing does not help either. With 13 phases recorded here, the older streets show it further along than the newest ones, and we price accordingly.

How the Restoration Actually Works

It is not a harder scrub. We use a dedicated mineral dissolver matched to the deposit, held in contact long enough to break the bond, then work it with a non-abrasive pad and neutralize before rinsing. Frames, seals and any adjacent stone or stucco get masked, because the products that cut mineral will also etch an aluminum frame and burn a seal. For heavy cases we step up to a fine cerium polish, which is genuinely slow work and priced accordingly. On tempered glass we are more cautious still — tempered surfaces mark in ways annealed glass does not. If you are on W Gander Dr or one of the streets off it, we are likely already working nearby.

Keeping It From Coming Straight Back

Restoration without changing the cause buys you one season. The real fix in The Landing is sprinkler aim. We will walk the heads with you and show you which ones are clipping glass — most of the time it is two or three heads doing nearly all the damage, and a quarter turn on each solves it. Beyond that, cleaning with pure water rather than soap matters, because soap film is tacky and gives the next mineral cycle something to hold onto. Where glass sits directly in an unavoidable spray pattern, a sacrificial sealant is worth discussing — it does not last forever and we will not pretend it does. Booking in The Landing

The Landing is on our regular Meridian route, not a special trip. We already work S Canvasback Way, W Waltman Dr, W Gander Dr and S Otter Ave inside the subdivision. It routes off Franklin, which is how we keep travel out of the price. Neighbours booking on the same day is the cheapest way to do it — we are already set up on the street, so the second and third homes cost less to serve than the first. If two or three of you want it done, say so when you book and we will schedule you together.

Combining Services

This pairs naturally with a full window clean, and doing both on one visit is cheaper than two separate trips — the setup and the drive are most of the fixed cost. It is also better work: there is an order these jobs should happen in, and doing them on separate days usually means doing one of them twice.
