Valor and Trilogy at Valor went up in Kuna's newest build wave, mostly vinyl lap with stone or stucco accents on the portico entries. Three things stain that siding here: canal-fed sprinkler spray on the bottom three feet, algae on the north walls, and chalking on the sun side.
Kuna runs on pressurized canal irrigation from mid-April to mid-October, not treated city water. That water carries silt and dissolved iron, and on a Valor or Trilogy home the heads sit close to the foundation on tight new-construction lots, so overspray hits the bottom two to three feet of siding every single cycle. What you end up with is a horizontal band — gray-tan silt film on top, and under it an orange-brown iron stain that follows the arc of the head. Here is the honest part: the silt washes off easily, the iron does not. Iron staining is a chemical bond with the siding surface, and no amount of pressure touches it. It takes a separate oxalic-based stain treatment, and unless the head gets turned down or swapped to a lower arc, it comes back next season.
Lots in this part of Kuna are close together, and the strip between two houses barely sees direct sun. That side yard plus any true north elevation is where you get the green-to-black film on vinyl — it is algae, a living organism, and it roots into the texture of the siding rather than sitting on top of it. Same story under the deep portico entries and covered patio ceilings, where you also collect spider webbing and mud dauber nests in the soffit corners. Blasting that with pressure knocks the surface layer off and it looks clean for about six weeks, then it returns from what is still living in the siding. We soft-wash it: low pressure, a cleaning solution that kills the organism, dwell time, then a full rinse. That is why it stays gone through a season instead of a month.
South and west walls in Valor take full Treasure Valley sun with almost no mature tree cover yet, and vinyl oxidizes under that. Run your hand down the siding — if it comes back with a white powder, that is chalking, not dirt. Soft washing pulls the loose chalk off and the wall comes back several shades closer to its original color, which is a real, visible improvement. What it will not do is restore pigment that has already faded out of the vinyl. If a section has gone genuinely lighter than the piece next to it, washing evens the surface but the color difference stays. Worth knowing before you book: pressure washing chalked vinyl is how you get vertical zebra striping, because the wand strips chalk unevenly. That is a permanent-looking mess and it is avoidable.

That is iron from Kuna's canal irrigation water baking onto the siding where the sprinkler head hits it. It is not dirt and it will not pressure off. It needs an oxalic-based stain treatment applied directly to the band. We can remove it, but if the head keeps spraying the wall it returns the following season, so the real fix is adjusting or lowering that head at the same time.

Partly. Full Treasure Valley sun oxidizes vinyl and leaves a chalky film, and washing that off usually brings the wall several shades closer to its original color. But pigment that has genuinely faded out of the vinyl is gone, and washing cannot restore it. If one section reads lighter than the piece beside it, expect it to still read lighter after. We would rather tell you that up front than have you expect new siding.
Sometimes not. If the walls look uniform and nothing rubs off on your hand, it can wait. Two things move it up though: an irrigation head spraying the wall directly, since iron gets harder to remove the longer it sits, and any green starting on the north side or in the side yard. Both are much cheaper to handle early than after a couple of seasons.
