Out here the discoloration comes from three different places: foothills grit, irrigation water, and the landscaping. They do not all clean the same way.
Grit is the easy one. The decomposed-granite ground up toward Pearl Road and Beacon Light throws pale, sharp dust on every windy afternoon, and it settles into the valleys of a broom finish where a hose won't reach it. That's a film, not a stain, and a surface cleaner lifts it in one pass. The other two are stains. Iron in pressurized irrigation water leaves the orange banding you see arcing off sprinkler heads. Tannin from bark mulch, tree wells, and locust and cottonwood leaf drop leaves dark blotches that soak into the pores and need dwell time, not more pressure. Same slab, three different problems, which is why we walk the flatwork before quoting instead of pricing it off a satellite photo.
This is the one we get asked about most, and the honest answer isn't what people want to hear. Those orange arcs and edge bands are iron out of the irrigation water, and pressure will not remove them. You can hit a rust stain at 4,000 PSI all afternoon and etch the concrete before the color moves, because the iron has bonded into the cement paste rather than sitting on top of it. It does come out with an oxalic-acid rust remover and dwell time, which we bring. But the second half matters more: if the head that put it there keeps throwing the same arc, the stain is back inside one season. Before we treat it, we'll show you which head is doing it so you can turn it down or swap the nozzle. Otherwise you're paying us to reset a clock.
A lot of Corrente Bello back patios aren't plain gray flatwork — they're pavers, stamped and colored concrete, or exposed aggregate, and each has its own way of getting wrecked. Drive a narrow tip into paver joints and you'll blow the polymeric sand out and restart the settling and weed problem; those get a surface cleaner at reduced pressure, held flat, and re-sanded joints where they need it. Stamped concrete with sealer on it will cloud and strip if you crank the pressure, and a hand wand on any large slab leaves the zebra striping you can spot from the street for years. On block retaining walls and pavers, white chalky bloom is efflorescence — salt migrating out of the block. It rinses off and comes back. That's the material, not the cleaning.
Flatwork here runs bigger than it looks from the street. A set-back drive, a turnaround or side pad, the front walk, and a back patio add up fast, and at $0.20 per square foot the number lives or dies on the measurement, so we measure rather than eyeball. Practical items that matter on these lots: we need a working outside spigot, we run our own hose and need enough of it to reach the far end of the drive, and if you're behind a gate, give us the code when you book so we're not sitting at the approach. Not by itself. That's iron from the irrigation water bonded into the cement paste, and pressure alone will etch the concrete before it moves the color. We treat it with an oxalic-acid rust remover and dwell time, which does work. The catch is that the head that caused it will put it right back within a season, so we'll point out which one is throwing the arc before we treat it.

Polymeric sand is what keeps pavers from shifting and keeps weeds down, so it's worth doing right after.
Yes on the water — we run off an outside spigot and bring our own hose. Long set-back drives mean longer hose runs and more setup, which we plan for; it doesn't change the per-square-foot price. If the approach is gated, send the code or plan to be home. Knowing that ahead of time is the difference between a clean start and twenty minutes lost at the street.
Once a year fits most Corrente Bello homes, usually spring, after the winter grit and freeze-thaw grime and before you start using the patio. Twice a year makes sense if you have heavy tree cover dropping tannin on a patio or an irrigation rust problem you're managing. If the concrete is only dusty and not stained, a hose and an hour of your own time will hold you until then.
Usually lighten, not always erase. Fresh oil comes up well with a degreaser and a hot dwell. Oil that's been soaking into porous concrete for years has traveled deeper than the surface layer, so we pull out what's reachable and it looks markedly better, but a ghost can stay.
