Hard water damage is the most address-specific thing we deal with. Two Eagle subdivisions a mile apart can have completely different etching, because their sprinkler systems went in different years, were aimed by different crews, and pull from different water. Corrente Bello's lots run deep, with houses set well back from the road, so the original design leaned on large rotors instead of short spray heads. Rotors throw thirty-plus feet and mist the whole way. Two decades of soil settling tips the risers a couple of degrees, nozzles wear open, and an arc that stopped at the lawn edge in 2004 now clips the wainscot and the lower window lites. Treasure Valley water is hard everywhere. If your zones also run off pressurized irrigation rather than the house tap, you get suspended silt baking on alongside the calcium.
Two things decide where the damage lands. First is throw and wind: heads on the north and west sides push mist toward the house on the afternoon breeze coming down out of the foothills, so that glass gets wetted even when the head is not pointed at it. Second, and this is the part people miss, is evaporation speed. The same water that runs off shaded north glass flash-dries on a west or south wall in July sun and leaves its entire mineral load behind as a hard ring. That is why one badly aimed head on a sunny elevation can do more damage than three on the shaded side. On divided-lite windows the bottom lites and the front-door sidelights go first, because that is the drip line where water collects and sits on the bottom bar.
Lots fronting or backing HOA-maintained common landscaping are a separate problem from your own system. Entry monuments, the planted strips along the main road, and pathway beds are usually sized to cover ground fast with big rotors, and they run on a schedule the association picked for the landscape contractor, not for your windows. Midday watering is the worst case: hot glass, fast evaporation, maximum mineral left behind. You cannot reprogram someone else's controller, so the fix is on your side of the property line. Get your own heads re-aimed and deflected off the house, then keep the elevation facing the common strip on a tighter cleaning interval than the rest of the house. If a common head is visibly hitting your wall, a photo to the board usually gets it adjusted, since it is also wasting water on siding.
Here is the honest version. Hard water damage has two stages. Stage one is mineral sitting on top of the glass. It looks chalky and your fingernail catches on it. That comes off with an acidic gel and a controlled hand polish, and the window looks new again. Stage two is etching, where the mineral has been through enough heat cycles to bond into the silica surface. Run a nail over it and the glass feels smooth, but the haze stays and it looks worse at a low sun angle. Stage two we can improve, sometimes a lot, but we cannot bring it back to factory clear, and neither can anyone else short of replacing the pane. Pressure will not touch either stage. Sprinkler minerals do not stop at glass. On these homes the same overspray leaves white crust on sandstone and river-rock veneer wainscot, on stamped concrete walks, and along the bottom courses of garage surrounds. Stone is more forgiving than glass on removal but less forgiving on chemistry. Too strong an acid pulls color out of the mortar joints and leaves a lighter patch more obvious than the stain was, so we test a low, hidden spot first and work up from weak. If the glass feels smooth but stays hazy, especially at a low sun angle, the mineral has etched into the surface, and that we can improve but not fully reverse.
