An estate lot typically carries far more hard surface than a production home: a long driveway and approach, a courtyard, patios front and back, pool surround, walkways between structures, sometimes a sport court. And it is rarely all one material — broom-finish concrete, stamped or exposed aggregate, travertine, pavers and natural stone each want different pressure. We walk it before quoting, because square footage alone on a property like this tells you almost nothing about the job.
Untreated canal irrigation throwing across a large landscaped lot leaves the same gritty mineral film on hardscape that it leaves on the bottom of your walls — especially on light-colored stone and concrete where it reads as a tan cast. It comes off, and on a big property it is worth identifying which heads are causing it, because otherwise the same band returns each season. Not at the pressure we work at. Aggressive washing does excavate joint sand, which is a real risk with a rented machine on a high setting. We clean the surface without stripping the joints, and if yours already need re-sanding we will tell you rather than leaving you to find out.
Those are separate from general surface cleaning and they are treated rather than blasted — oil needs a degreaser with dwell time, and rust and irrigation staining need the right product for the mineral involved.
