Waterfront lots, ponds and the course in between

The many waterfront lots here sit next to seven acres of central pond plus the fishing ponds, and standing water changes the local conditions measurably: higher humidity on the elevations facing it, mist settling on lower panes, and organic debris that stays put instead of blowing off. Course-side lots get a second condition — irrigation overspray carrying silt and dissolved mineral onto ground-floor glass and stone wainscot every watering cycle. Which of those you are dealing with depends entirely on where your lot sits, and it is the first thing we look at.

Big glass shows everything, so the method has to be right

Tall great-room walls, clerestory stacks and wide picture units are the whole point of a house like this, and they are also unforgiving: streaking or a mineral haze reads across a twenty-foot pane in a way it never would on a punched window. We work upper glass with a carbon-fiber water-fed pole running 100% pure deionized water, so nothing leans on the siding and no ladder stands on a slope. Nothing dissolved in the water means nothing dries into a spot — which on this much uninterrupted glass is the difference between clean and nearly clean.

Untreated pressurized irrigation is the local hard-water story

Like nearly every Eagle subdivision, this one runs on pressurized irrigation — untreated canal water piped along the lot lines rather than treated culinary supply. That water carries silt along with dissolved calcium and magnesium, so a sprinkler head throwing onto a lower pane does not leave a clean water spot. It leaves a gritty mineral film that is harder to lift than airborne dust and comes back on whatever schedule your timer runs. Honestly, the cheapest fix is usually adjusting the head rather than cleaning more often, and we will say so if that is what we find.

What it costs, and when to skip a service

Windows start at $199 and price by pane count, so a house with a two-story great-room wall and a clerestory stack prices above a standard production home — we give you the number before we start, not after. Screens are $50 added to a window service and free once a year on a membership; gutters start at $199. The honest limit: if your glass was done recently and the only thing bothering you is a haze on the lower panes, that is usually sprinkler mineral on two or three windows, not a whole-house job, and we would rather fix those than sell you the full service again.
