On an acre lot with big rotor heads, that arc can be eight or ten feet wide. Here's the part nobody tells you: pressure alone will not take it out. You can hit it at 4,000 PSI all day, lighten the surrounding concrete, and the orange will still be sitting there, because the stain is a chemical reaction inside the top layer of paste, not dirt on top of it. It takes an oxalic-based rust treatment, dwelled and rinsed, and then the pressure work is just cleanup.

Newer Concrete Is Softer Than People Think

Most of these homes are 2000s-and-newer builds, and a fair number of the patios, stamped sections, and shop aprons are newer than that. Fresh concrete still has a cement paste layer on the surface, and that layer is what gives you the smooth broom finish. Park a turbo nozzle on it and you strip the paste, expose the sand, and leave a permanent lighter stripe that no amount of washing fixes. On stamped or colored patios you can also blow out the release color and the sealer in one pass. So we run a surface cleaner at a controlled pressure with even overlap rather than wanding it freehand, and on anything stamped, sealed, or under about two years old we drop pressure further and let chemistry do the work.

The back patios on the golf-course-facing elevation stay damp longer than the front drive does — irrigation drift lands on them, and the mature landscaping that's finally filled in on these lots keeps the sun off. Blasting live algae just moves the spores around and it's back in six weeks. Will pressure washing take the orange sprinkler stains off my driveway?

Not on its own. Iron from canal-fed irrigation reacts into the top layer of the concrete, so pressure just cleans around it and makes the orange look brighter by contrast. It needs an oxalic rust treatment applied and dwelled first. On stains that have been baking in for several summers, expect a strong improvement rather than a perfect erase — we'll tell you which one you're looking at before we quote it.

How do I stop the rust from coming right back?

Adjust the heads so no zone throws across concrete. That's the whole fix, and it's free. Walk the system at dawn while it's running and watch where the arcs land — usually one or two rotors near the drive apron are doing 90 percent of the damage. Yes, if it's done at the right pressure. The risk on stamped concrete is stripping the sealer and the release color, which leaves it blotchy and can't be undone by washing. We drop pressure well below driveway settings, use a surface cleaner rather than a freehand wand, and rely on cleaner and dwell time instead of force. If the sealer is already flaking, we'll point it out — that's a resealing job, not a washing job.

Can you get the oil spot out in front of the shop?

Depends how old it is. Fresh drips lift well with a degreaser and hot rinse. Oil that's been soaking into unsealed concrete for years has migrated deep into the pores, and honestly the best result is usually a noticeable fade, not removal. We'll try a poultice-style treatment on the worst spot if you want, but we'd rather set the expectation up front than have you surprised at the end.

Should I do the house siding at the same time?

If it's the stucco and stone common on these builds, we soft-wash it — low pressure and a cleaning solution, never a pressure wand. High pressure drives water behind stucco and into weep areas, and it can chip the mortar joints on stone accents. It's a different setup than the driveway, so mention it when you book and we'll plan the time. Otherwise flatwork alone is the faster visit.
