Pressure Washing in Val Vista, Meridian, Idaho

The orange streaking on Val Vista driveways is iron out of the irrigation water. The subdivision sits in south Meridian south of Overland, between Ten Mile and Linder in 83642, and it is one of the older subdivisions on this side of town, recorded 1991–1993 in two phases. About 79 acres, compact enough that we can usually do several homes in one visit, and that scale is part of the quote. The Boise Project Board of Control supplies the pressurized irrigation on these lots.

Concrete in Val Vista, and What Is Actually Staining It

Worth knowing first: Val Vista is one of the older subdivisions on this side of town, recorded 1991–1993 in two phases (ZIP 83642, about 79 acres). Flatwork here carries a specific mix. Irrigation overspray leaves a white mineral bloom along driveway and walkway edges — the same canal mineral that rings the windows. Rust-orange streaking comes from the iron in that same water, and it is a different removal problem entirely from dirt. Add vehicle drip in the driveway apron, organic darkening where a downspout discharges, and valley dust, plus the winter inversion that holds particulate down at ground level for weeks at a time settling into the surface pores, and you have four stains that respond to four different approaches. On Val Vista lots that water comes off the Boise Project Board of Control's pressurized line, which is why the problem shows up street-wide rather than house by house.

Surface Cleaner, Not a Wand

We run a rotary surface cleaner on flatwork rather than waving a zero-degree tip. A wand leaves striping — those parallel arcs you see on a badly washed driveway are wand marks etched into the cream layer, and they are permanent. The surface cleaner holds even pressure across the full width and produces a uniform result. Edges and tight spots get wanded deliberately at reduced pressure to blend rather than cut. Being this close to Overland means the road-facing elevation is always the one that needs the most attention.

Pavers, Stamped Concrete and Sealed Surfaces

Not everything gets the same pressure. Pavers lose joint sand if you hit them hard, and a paver patio washed aggressively will need re-sanding and may shift. Stamped and colored concrete has its color in a thin surface layer that strips. Sealed surfaces cloud. We drop pressure for all of it and tell you upfront when the honest answer is that a surface should be cleaned gently and resealed rather than blasted clean. We service Val Vista on our regular Meridian route.

Doing It on One Visit

Most Val Vista customers book this alongside house washing. Partly that is price — one visit rather than two — and partly it is sequence. Washing walls after cleaning glass puts dirty water back on clean panes, and hanging lights before clearing gutters means working around your own strands in January. We handle the order so you do not have to think about it.

Where Val Vista Sits on Our Route

Val Vista is on our regular Meridian route, not a special trip. We already work W Val Vista Ct, S Caballar Ln and S Ten Mile Rd inside the subdivision. It routes off Overland, which is how we keep travel out of the price. Neighbours booking on the same day is the cheapest way to do it — we are already set up on the street, so the second and third homes cost less to serve than the first. If two or three of you want it done, say so when you book and we will schedule you together.

Pressure Washing in Val Vista — Questions

Still wondering about something? Call or text us at (208) 453-6760.

Will pressure washing damage my driveway?

Not done properly. Damage comes from a narrow tip held too close, which etches the surface permanently. A rotary surface cleaner at appropriate pressure does not do that. Pavers and stamped concrete get lower pressure by default.

Can you get the orange sprinkler stains out?

Usually, yes — but with chemistry rather than pressure. Iron staining from irrigation water needs an acid treatment and a neutralizing rinse. It is quoted separately from the wash because it is genuinely separate work.

What does it cost?

$0.20 per square foot for standard flatwork. Rust and mineral treatments are quoted on top after we see them. Booking it alongside house washing saves a trip.

Do you need my water and power?

An outside spigot, yes. We bring our own equipment and power. If your spigot is on the irrigation system rather than city water, let us know — we need the treated line.
